Seal and enhance is a unique, solvent-base formula designed to eliminate the need to use an Impregnation before using a color enhancer for maximum stain protection and superior color enhancement. Seal & enhance is safe for use on granite, marble, limestone, natural stone, slate, ceramic tile, quarry tile, grout, concrete and masonry surfaces. Seal & enhance will enhance the color and rejuvenate the appearance of tumbled, honed, acid-washed, sandblasted, flamed, textured, even polished stone and tile surfaces. In addition, 511 seal & enhance revitalizes old and worn stone and tile installations. It can be used successfully in both interior and exterior environments and is freeze/thaw resistant.

Answer: 
I did the online quantity calculator, and it said for 300SF I would need 5 quarts. So, it doesn't make sense that 4 quarts would cover 4000SF. Am quite confused.

511 Seal & Enhance works very well outside, 1 gallon will cover up to 4,000 square feet and once fully cured it will not be slick or slippery at all. We do recommend that you test an inconspicuous area prior to applying to the entire surface to ensure desired results.

Hello,
Yes this product will darken the grout, prior to using on all of the grout please test an area to make sure it will achieve your desired result. If all excess is removed from tile before drying it will not leave a film, if this does happen our miracle residue remover will take it off.

Best application method

We have 1400 ft sq of newly installed granite flooring. Would a lambs wool application method be best, or do you recommend a foam applicator on a stick. Do i then wipe off any residue, and does this leave streaks on the floor tiles.

The lambswool that has a mop applicator head is the best way to seal the large area you have of granite flooring.
As long as you work in small 3 ft x 3 ft manageable sections, then you can get an even coating without issues. Work into the new sections while it is still wet for the best appearance.

Can I put this over a flagstone patio that has been sealed?

I have a new flagstone patio that was cleaned and sealed, but now a couple of weeks later, the patio looks like it was not sealed and has that new stone look again. I think it just was so porous that it soaked up the sealer. When it is wet, the color is deep and beautiful. When it is dry, I'm wishing it had that wet look. Can I put this on my patio?

Rated 5.0 out of 5.0��by Expensive, but for slate flooring you can't beat it If you want to seal and enhance the color of natural stone with a little bit of adjustable shine, this is the only product that lasts. If you have the stone outside in a climate where it might freeze, there is nothing else you can use without risk of freeze thaw damage to the stone. It goes on sparingly unless the stone is porous. You can control the sheen based on how much you rub off AFTER you let it sit for 3-5 minutes. Do not apply much. You can always do a second coat. Multiple coats give high level of shine. This product does not flake off like other waxed based coatings. It is interesting that it is not allowed to be shipped to all States, have not found out why. April 19, 2016

The seal and enhance will darken the floors so we used the impregnator first and then seal & enhance to keep the color from going too dark. The process is long with lots of waiting but worth it once completed. Great product. June 18, 2013
Rated 5.0 out of 5.0��by Very easy to use The product is very easy to use, the hardest part being on your knees in order to apply it. Make sure that whatever you use to wipe up the excess is absorbent enough. I bought some cheap shop towels that were not absorbent enough on the first application and it was a pain. After that I went to goodwill and bought some inexpensive cotton towels and cut them up, much better. If your in an enclosed space you will need a respirator with a vapor cartridge on it, I got a cartridge for less than $20 that fit my respirator. Vapors cleared up is a few hours with the small windows open and a fan going. Finished product looks very good, not to shinny. The only word of caution is don't apply to too big of an area at once, if the product starts to dry before you wipe it off it will start to get sticky, just apply a little more product onto the sticky area and it will wipe right off. I used this product because I didn't want the travertine to end up too shinny and this is what two professional tile masons recommended. November 10, 2015
Rated 5.0 out of 5.0��by Worth the expensive price For one Gallon, I paid a lot, but my research kept bringing me back to this product. For an 18 x 30 ft flagstone patio, and and 4 x 30 ft walkway, I used most of 2 gallons. The best way to apply it, for me, was with a short, or cut off paint brush ( I went through 3 of them). This will ensure total coverage of every inch of mason and rock. I tried a roller, but it did not get into the nooks and crannies. I also tried a sponge, but the roughness of the stone and mason tears it, and leaves it's pieces in the mix.The first coat will be soaked up and penetrated into the stone. The second coat will show you more of the enhancement features. I did three coats all together, and I am definitely please with the results. October 19, 2013
Rated 4.0 out of 5.0��by Worked well on slate I was using this product for my front entry and back patio areas. Both areas are slate floors that are covered. It is very easy to use with either a clean rag for smaller areas or a roller for the larger areas. Even though I thought I had thoroughly cleaned the slate with mild soap and water, my test area came out dull and my rag was filthy. I had to clean my floors 3-4 times to pull all the dirt out and achieve the luster with the Seal & Enhance that I was expecting. June 24, 2014
