Answer: 
try to find one with the same size cut-out and is designed to install from the inside. The wiring is there and sometimes the exhaust tub is there. Getting up in the attic is not fun.

Yes, depending on the design and manufacturer.
I just replaced my two fan motors and fans with exact make and model matches, however, there were changes to the design, so a direct swap wasn't possible. The motor/fan assemblies were exchanged/swapped with only two small nuts and bolts. It was very easy and took less than 5 minutes. When it cools off, I am replacing both whole units.

If you know the manufacturer, model number, size, CFM (cubic feet per minute) of air movement, and voltage (120 v./60 Hz), you stand a good chance of matching the existing fans. The information will be on a data plate or sticker near the fan motor. Also, check to see if the fan is in the bathroom wall or ceiling, or in the attic.

You can buy a replacement fan and change it out. If it's not an identical size you may need to cut/patch some of the ceiling. You can also purchase just the replacement motor/motor assembly.

The housing is the same size, however I don't think you can replace the housing without making the hole in the ceiling bigger, because you can't get at the old or new mounting tabs on the housing without making the hole bigger...and then you've got some patching to do. George, I believe the box dimensions are around 9" x 9-1/2". The fan we were replacing was a little smaller than the new one so we used a handsaw to cut back a little bit of drywall (it doesn't need to be really pretty because the light cover will cover it). The install was pretty easy and uneventful.

I am trying to replace a fan that is already installed. However, previous owners did not properly vent this. They only ran it to the attic. Do I need to purchase extra materials to properly install this, or is it all included?

Answer: 
You would need additional duct to vent this fan to the outside. The 678 is just the fan unit. All ductwork is purchased separately.

It depends on whether you're gutting and completely redoing your bathroom or not. If you're trying to install one with a minimal amount of damage, both the wiring and the venting can be very tricky to install. At the very least you have to knock a hole in your ceiling large enough to tie in to existing wiring and mount the unit. But if you want the fan on a separate switch you have to run additional Read More
It depends on whether you're gutting and completely redoing your bathroom or not. If you're trying to install one with a minimal amount of damage, both the wiring and the venting can be very tricky to install. At the very least you have to knock a hole in your ceiling large enough to tie in to existing wiring and mount the unit. But if you want the fan on a separate switch you have to run additional wiring to a switch.
As for the fan, it needs to vent somewhere besides inside the ceiling. Outside is ideal, but obviously more complicated than venting into your attic or something like that.
All it takes, though, is careful planning, even to the point of drawing a diagram of exactly what you need to do. Read Less

All I had to do was replace the motor on the original base assembly due to the Broan was not compatible with the original Nautilus housing and installed the new Broan fan / light assembly. Even after install, unmounted side sagged slightly. Would not have been acceptable in a main bathroom. Lasted only 5 years. Motor started squealing and quit on it's next turn-on. Replacement motor/impeller parts priced more than the original purchase price. October 1, 2016

I should have given more consideration to the size of my bathroom before making the purchase - let that be a heads up to you. Measure before you purchase and install. Also, I have two other lighting systems in my bathroom. So, I wanted soft lighting in the vent. I'm using a low watt bulb in it and the effect is perfect for a relaxing bath or night use. I plugged it with wire mesh, and caulked the cover so that they couldn't get in there anymore. They had been using the light/exhaust for a toilet, it seemed.
