A high-quality, flat acrylic latex paint with excellent hiding properties. This interior/exterior, self-priming, mildew resistant finish also provides excellent adhesion and water repellency on properly prepared interior or exterior smooth, rough and textured masonry, stucco and brick surfaces. This water-based formula is designed to accentuate all textured surfaces while achieving a natural look. Thanks for checking in! Yes, we do recommend applying this paint to a dry surface. If there is moisture on the walls, it could get trapped in the coating and cause the coating to lift.

I prefer satin finish. But not opposed to flat. Would deep base make the color darker? Would white base make it lighter?

A little over 20 yrs ago, I used a Behr product that I believe has been replaced by this product. It carried a 10 yr warranty. And in actuality, it is still well bonded to the concrete! The only problem is that the flat black tint has faded to a very dark gray after over two decades in direct southern Louisiana sunlight. I'm really impressed with the bond retention and the ease of application. (I did not take any "heroic steps" in prep of the concrete, though it was well cured.)

I really only have about 40-50 sq ft, and it's a top-coat, so 1/2 of a quart would likely be sufficient.
(I still had well over 1/2 the gallon, but it set up into a hard rubbery deposit after two decades in an unconditioned workshop.)

Can you confirm that this is the replacement for
Behr "Plus 10" Tint Base No. 72, UPC 0 82474 07201 1

Thanks for your interest in our Behr Masonry, Stucco & Brick Paint. The 5 gallon container spread rate is 1250 - 1500 sq. ft. on rough and 2000 sq. ft. on smooth surfaces.

Rated 4 out of 5 by from Required two coats, filled in the small cracks in 15 year old stucco. Results are very good. NM Home with 15 year old stucco. Sun makes outside wall temp very hot here and everyday has thermal expansion. So old stucco had spider cracks. Used the heaver (more expensive) rubber behr paint (elastomeric) spelling a guess, to seal larger cracks, then painted entire home in this regular stucco paint with a roller and brush. Needed two coats, but all the cracks disappeared and it looks very nice. Clean up with water was easy and allowed for multiple re-use of brushes and roller. Be careful with the rubber elastomeric paint as too much will be bad for final appearance as it will fill in the stucco to a point that it will be without the sand texture. Still use it, it is great. After 60 gals, I'm tired and happy.
