The BEHR Premium Elastomeric Masonry, Stucco and Brick Paint is an exterior, flexible high-build coating designed to expand and contract, bridging hairline cracks on vertical masonry surfaces. The finish has a limited lifetime guarantee. This extremely durable, mildew and dirt resistant waterproofing finish has superior elasticity and elongation properties, stretching up to 600% to resist cracking and withstands up to 98 mph wind-driven rain. The 100% acrylic latex formula provides a breathable film, releasing moisture that builds in walls. Ideal for us on properly prepared exterior vertical surfaces such as stucco, masonry, concrete, concrete block or brick as well as adjacent wood and metal surfaces.

Can this paint be modified to a color without compromising the quality?

We are looking to repaint the stucco on our new home (pink isn't for us). If we choose this paint, can we modify the white to make a specific shade of brown? And if so, is there a specific line of paint that is compatable?

May be it is because we live in Florida and it is too humid, but I hate this product with a passion. It was not only hard to paint with, because it has a texture thick like mayonaise. It doesn't cover well, so at least use a primer first. But the worst is that it had a tacky, sticky texture after it dries. Really - ours took weeks to dry and after years it still feels tacky. It attracts dirt like I have never seen a paint do before. Wish we never used it!

Rated 5 out of 5 by from Best Elastomeric Coat for Parapets on Flat Roofs!! I love this product. I have a foam roof, and the roofing company I was with at the time, used a much more expensive elastomeric paint coat far inferior to the Behr to paint the foamed parapets, and foamed structures on my roof including around my skylights. With their product they had to come out each year and repaint. After my roof went out of warranty, I tried the Behr and repainted all my parapets and even my stucco. So glad I did! It's been 3 years, and no repaints needed. This stuffs lasts and sticks. I even painted my canales with it, and no problems. It does not peel, crack or fade. I bought a gallon of this paint to test in September- I needed 6 gallons for my project but wanted to test an area, let it cure for a week and then see how it cures and looks. My structure I was painting is our concrete block barn. I wanted a paint that had breathability and could allow for some expansion and contraction when the weather dictated. I power washed the surface twice twice before painting (two months before and one month before starting to paint to ensure for block drying time), scraped and sanded all the previous masonry paint off (much of it was chipping and peeling anyway) and that took about 2 months to complete so I didn't want to mess up the finished result by using the wrong product. I saw all the great reviews on here and was recommended the paint by the HD associate. I waited for optimal weather conditions (dry, little humidity, 60 degree temps) and rolled this paint on a 9 square ft section and the waited a week before checking it. After a week, it still seemed gummy and when I ran my fingernails over it, it felt gummy and left indentations. It didn't dry properly. I waited one more week and it was still not cured completely. I contacted HD and Behr and was told it could take up to a month to cure entirely. Judging by how little it had cued by 2 weeks, I decided not to risk ruining 2 months of prep work and went with SW Duration exterior instead. This was almost 4 moths ago and it has held up very well. Waste of 30 dollars for me.

Rated 5 out of 5 by from This is great paint. It is thick but is still OK to spray with your basic Graco airless sprayer.... This is great paint. It is thick but is still OK to spray with your basic Graco airless sprayer. Just use a properly sized tip and you can do a decent job of spraying without a lot of waste. Be sure to roll over the area right after spraying in order to fill in all the little voids. Also, pull your masking tape off while the paint is still wet. This paint is so thick it will bind the tape to the house. If you do make a mistake and let the paint dry you're probably best off using a razor to cut along the tape edge, otherwise it you might peel paint with tape. I used this on another house and never had the grey mildew stains that some of my neighbors houses show, even after 8 years.

I used this product as directed on outside stucco covered walls that had hairline cracks and it works very well. I also used it and purchased it for inside hairline cracks in drywall at stress points in the house. This is not a stated use for this but it worked pretty well, not as well as on stucco as directed, but since the cracks that I wanted covered were up too high to patch correctly myself, this was a pretty good fix. A long pole and roller and 3 coats nearly masked my cracks until the entire area needs painting by a proper painter. It does slightly change the look of the texturing though,

My hubby removed a massive Elephant Ear that had been growing along a ten foot area of our house for 15-20 years. The wall was a huge mess. It took awhile but I cleaned the stucco and took a chip from the stucco to Home Depot and they matched it perfectly. The paint is thick and it doesn't drip when painting. Although it covered so well I still applied two coats. This paint is so easy to work with that I decided to keep going. I have a 3000 sq. foot home and I've been doing a wall each weekend. Now, if only i can figure out how to safely paint our chimney!

Rated 5 out of 5 by from Better than regular house paint The spread rate was better than the specifications prescribed in spite of the fact that I applied the paint quite liberally. With the two prescribed coats the fireplace/chimney looks really great even at an age of 62 years.
