The BEHR Premium Elastomeric Masonry, Stucco and Brick Paint is an exterior, flexible high-build coating designed to expand and contract, bridging hairline cracks on vertical masonry surfaces. The finish has a limited lifetime guarantee. This extremely durable, mildew and dirt resistant waterproofing finish has superior elasticity and elongation properties, stretching up to 600% to resist cracking and withstands up to 98 mph wind-driven rain. The 100% acrylic latex formula provides a breathable film, releasing moisture that builds in walls. Ideal for us on properly prepared exterior vertical surfaces such as stucco, masonry, concrete, concrete block or brick as well as adjacent wood and metal surfaces.

Rated 5 out of 5 by from Best Elastomeric Coat for Parapets on Flat Roofs!! I love this product. I have a foam roof, and the roofing company I was with at the time, used a much more expensive elastomeric paint coat far inferior to the Behr to paint the foamed parapets, and foamed structures on my roof including around my skylights. With their product they had to come out each year and repaint. After my roof went out of warranty, I tried the Behr and repainted all my parapets and even my stucco. So glad I did! It's been 3 years, and no repaints needed. This stuffs lasts and sticks. I even painted my canales with it, and no problems. It does not peel, crack or fade. [This review was collected as part of a promotion.]

Had stucco put on my house over siding with bumpouts around windows & doors and You use the elastomeric white to high light the face of the bump outs . It expands and contracs with the stucco.

Rated 5 out of 5 by from Outstanding paint This paint is more like a coat of rubbery plastic than simply paint. I used it to paint one of our chimneys that had been previously painted. Once I saw how it set up, I decided to use it on some chimneys that had porous bricks and crumbling mortar. After mortaring in the places where large amounts had crumbled, I used this paint to seal the brick and mortar from moisture, while physically holding in the crumbling mortar. It sure beats re-pointing the whole chimney, which I would have had to do in a couple of years. Check with me 20 years from now, and I'll let you know how it held up.

I used this product as directed on outside stucco covered walls that had hairline cracks and it works very well. I also used it and purchased it for inside hairline cracks in drywall at stress points in the house. This is not a stated use for this but it worked pretty well, not as well as on stucco as directed, but since the cracks that I wanted covered were up too high to patch correctly myself, this was a pretty good fix. A long pole and roller and 3 coats nearly masked my cracks until the entire area needs painting by a proper painter. It does slightly change the look of the texturing though,

My hubby removed a massive Elephant Ear that had been growing along a ten foot area of our house for 15-20 years. The wall was a huge mess. It took awhile but I cleaned the stucco and took a chip from the stucco to Home Depot and they matched it perfectly. The paint is thick and it doesn't drip when painting. Although it covered so well I still applied two coats. This paint is so easy to work with that I decided to keep going. I have a 3000 sq. foot home and I've been doing a wall each weekend. Now, if only i can figure out how to safely paint our chimney!

Rated 5 out of 5 by from Better than regular house paint The spread rate was better than the specifications prescribed in spite of the fact that I applied the paint quite liberally. With the two prescribed coats the fireplace/chimney looks really great even at an age of 62 years.

Painted our 17 year old stucco house for the first time in Jan. 2017. coverage was good using a long knap roller. Coverage per square foot was about as advertised. Really like the elastic properties. Covers some hair line cracks with first coat, others take a second coat and some a third. As far as dirt retention, I have not noticed any however have only had it on less then 3 months.
