This is the second time I have bought this products in 13 months. The seat is everything they say it is but it has an insert connecting the toilet seat which came out and I did not find it. Probably in the sewer some place. That caused the seat to slam and it lost the stat tite and the seat wandered. One year warranty.

Even though it is a plastic seat - it is solid to sit on. It's easy to install - 2-3 minutes and it cleans up nice. This was for my second bathroom, got exact same for first bathroom but with custom tint which was nice option. Self closing was a nice bonus. Moved from wood because it kept scratching and paint flaking off. This seat seems to resist scratches.

We bought two of these within the past year. One does not close at all and the other one has stains like paint (we did not paint it). I called Bemiss and was advised to return them to HD which I am about to do. However, since I no longer have the receipt - who saves receipts for toilet seats - I expect a fuss. Would I purchase them again? Probably not.

I wanted a slow close toilet seat but this one takes forever to close! Since you should never flush a toilet till the lid is down, it feels like an eternity waiting for the lid to come down. On the plus side it makes zero noise closing and it's very shiny. I hate wooden toilet seats so overall Im happy with this purchase. I just got it so remains to be seen if slow close function lasts. My friend has a slow close lid but hers closes faster, I need to find out what brand it is. OR maybe she's just used hers so much that it's gotten looser? I'm also wondering if I once in a while close this manually without letting it close on its own, am I weakening the mechanism?
Installation was a bit of a pain because you turn those sta-tite things underneath for what feels like an eternity with a wrench (after turning them by hand) till they pop off. And since you cant obviously let the wrench go all the way around, you have to turn, remove wrench, reposition wrench, turn again. But once those things pop off it feels very tight and sturdy.

It was ok to begin with, but the 'slow close' function did not last very long, only about 6 months. There is no way to re-adjust or re-tighten it that I can see. Now it just drops with a slam if it's let go, just the same as any other less expensive toilet seat does.

I think this is a very good product. The seat does close at a touch. Easy to clean.
