TileLab Gloss Sealer and Finish is a high-gloss, protective finish and surface sealer for Saltillo, terra-cotta, quarry tile, slate and flagstone. Seals the surface to resist stains, dirt and grease. Beautifies and enhances color while providing scuff, mar and scratch resistance. This acrylic, water-based finish has low odor and will not yellow with age.

I used rubber gloves and a good cotton rag. I also do it on my hands and knees to make sure I get an even coat and coverage

I have an old Michael Graves Butterfly Mop that I purchased from Target a few years ago. Unfortunately, it is no longer available. Nor are the flat mop heads. Clorox makes mop heads that fit, but they are made of much less dense foam rubber compared to the dense cellulose sponge material of the original. You might have success using a roller-style mop.

Ensure your floor is thoroughly clean and free of any residue from the cleaning products. Rinse very well. Just pour several ounces directly onto floor and then use a mop to spread a thin coat in long strokes. Allow to dry 30 minutes to an hour before applying additional coats. I use 5 coats on Saltillo tile. Avoid placing furniture or other items on finished tile for at least 24 hours. It should be dry to walk on after 30 minutes to an hour. Read Less

Hi Monica, use a microfiber sponge to apply and make sure joints are clean and dry before applying. I would suggest two coats and apply sparingly, a little bit goes along way. we used on 300 sq foot floor 3/8" grout joints and have plenty left over

We would recommend to pour the Gloss Sealer & Finish into a paint tray. Use a paint pad applicator that you can attach to a long stick handle. Dip the paint pad into the product. Allow any excess sealer to drip off. Then apply even thin coats to the surface of your tile. we want a glossy, wet look finish. However, we are getting conflicting info. as to this product being suitable for outdoor application. On the specifications listed on the Home Depot website, it states indoor / outdoor. On your answer to another question ask you say indoor only. Is this the product we are looking for?

If you have a sample in a weather area..try a small area. The water does bead on it. BUT REMEMBER it does leave a very shinny finish. You can get it in a mat finish also.

In my personal opinion, this product is for indoor use and not suitable for outdoor use where it will be exposed to rain and dirt. I am curious how well it would hose off. If your tile has never been sealed, this will become permanent (meaning, you can never remove it 100%). I am not a tile expert or professional. The Tile Lab Gloss Sealer & Finish is NOT recommended for outdoors. If it is exposed to any moisture (i.e. morning dew, mist, rain) it will turn to a cloudy white film and start to flake up. For more information, please contact us at (800) 282-8786.

I just applied a different brand acrylic, water-based, high-gloss sealer. Can I apply this over it as a topcoat without stripping off the other sealer?

Is the tilelab sealer relatively waterproof?

What can I use to clean tile sealed with an acrylic sealer like this without ruining the finish?

Rated 1 out of 5 by from I purchased this sealer for our new tile floors. The tile setters used a clear sealer on the tile... I purchased this sealer for our new tile floors. The tile setters used a clear sealer on the tile and grout lines as part to the contract. I wanted to get a premium gloss sealer to not only protect the tile, but give it a pretty gloss finish. This stuff went on easy and looked beautiful after two coats but within two weeks, I noticed a bunch of scuff marks and scratches from my three MinPins toenails. I gave this junk one star because even though the finish is beautiful, the surface is so soft that it will not hold up under normal use. All of the technical data I read on this product states that it provides scuff, mar and scratch resistance and reviews from previous users gave high marks. I just finished completely stripping and refinishing with another multi-surface product and not I have the look and durability that this product was supposed to give.

By the fourth coat, I had the sheen and slightly deeper color on my river rock backsplash. The river rock looks slightly wet. Simple to use.

It gives your floor a great shine without the floor being slick. In December I had a flood from a malfunctioning water spout and the water didn't penetrate through because of the coat I had put on the floor 6 months prior.

Rated 4 out of 5 by from When applied correctly it's beautiful I had 3 tile floors to seal. After reading several online reviews I applied about 7 layers on my first bathroom floor. It came out beautiful. Then I did the same on my laundry room floor. Similar result but I saw some hazing (dull sandy look) on a couple areas of my tile. The haze wasn't too noticeable. And I didn't care because the hazy part would be covered by a floor rug. I then applied several layers onto my 3rd room tile floor. It was a disaster. Lots of hazing around the edges of my tiles. I suspect (but do not know) I may have applied too much sealer at one time. I wrote an email to Tile Labs support contact. I was very impressed with their promise to return a response within 1 day which they did on a couple of occasions. They also provided useful information. If it wasn't for their very good support I would have rated this product a 3 star instead of a 4. If the 3rd floor looked as nice as my first 2 rooms I sealed I would have given this product 5 stars. Something went wrong with the 3rd room I attempted to seal. I'm also wondering if it may have to do with the evaporation of the water component if this product (since this product is water based). To this day I don't know went wrong with my 3rd floor. (Note all 3 floors were in a brand new house -the rooms were tiled about 1 year prior to my attempting to seal them. Last. I tried removing the hazed sealer on just the tiles that were bad. I then I reapplied new sealer. That too was a disaster. The sealer seemed to turn crusty on about the 2nd layer. It was as if the 1st layer (which I let dry overnight) was dissolved by the 2nd coat. I've since stripped the sealerfrom my second attempt to seal my 3rd room. I'm not sure whether I should try to seal it again...

Rated 5 out of 5 by from Just what I was looking for... I used TileLab Gloss sealer and Finish on my (India) slate tile floors I installed about 4 years ago. I originally sealed the slate with another brand of stone sealer but it was a completely flat finish. The slate only looked its "best" when it was wet after mopping. TileLabs Gloss Sealer and Finish makes my slate look "wet" now and all the colors are beautiful all of the time. I would recommend this for the "wet" look, easy to use, great results, did not darken the color in the slate which was my fear in using a "color enhancer" product. Great product for a great price!

Rated 4 out of 5 by from Great shine, looks great! I tried this out as a replacement for a product that had been discontinued. I am in the casino/hotel industry and needed something that would provide a high shine, go on easily, and have halfway decent durability. Boy, was I impressed! We're using this in our entry lobby on cultured stone and sanded white grout. The finish was better than the previous product, gave a better seal to the grout, and laid down effortlessly with nothing more than a flat finish mop. Cleanup is a breeze, even after it has set. My ONLY complaint is the lack of durability. it tends to show trails left by small wheels (like you would find on luggage). For general home use, or in an area that doesn't see hundreds of pairs of feet daily, I would definitely recommend this!
