TileLab Gloss Sealer and Finish is a high-gloss, protective finish and surface sealer for Saltillo, terra-cotta, quarry tile, slate and flagstone. Seals the surface to resist stains, dirt and grease. Beautifies and enhances color while providing scuff, mar and scratch resistance. This acrylic, water-based finish has low odor and will not yellow with age.

I used rubber gloves and a good cotton rag. I also do it on my hands and knees to make sure I get an even coat and coverage

I have an old Michael Graves Butterfly Mop that I purchased from Target a few years ago. Unfortunately, it is no longer available. Nor are the flat mop heads. Clorox makes mop heads that fit, but they are made of much less dense foam rubber compared to the dense cellulose sponge material of the original. You might have success using a roller-style mop.

Ensure your floor is thoroughly clean and free of any residue from the cleaning products. Rinse very well. Just pour several ounces directly onto floor and then use a mop to spread a thin coat in long strokes. Allow to dry 30 minutes to an hour before applying additional coats. I use 5 coats on Saltillo tile. Avoid placing furniture or other items on finished tile for at least 24 hours. It should be dry to walk on after 30 minutes to an hour. Read Less

Hi Monica, use a microfiber sponge to apply and make sure joints are clean and dry before applying. I would suggest two coats and apply sparingly, a little bit goes along way. we used on 300 sq foot floor 3/8" grout joints and have plenty left over

We would recommend to pour the Gloss Sealer & Finish into a paint tray. Use a paint pad applicator that you can attach to a long stick handle. Dip the paint pad into the product. Allow any excess sealer to drip off. Then apply even thin coats to the surface of your tile. we want a glossy, wet look finish. However, we are getting conflicting info. as to this product being suitable for outdoor application. On the specifications listed on the Home Depot website, it states indoor / outdoor. On your answer to another question ask you say indoor only. Is this the product we are looking for?

If you have a sample in a weather area..try a small area. The water does bead on it. BUT REMEMBER it does leave a very shinny finish. You can get it in a mat finish also.

In my personal opinion, this product is for indoor use and not suitable for outdoor use where it will be exposed to rain and dirt. I am curious how well it would hose off. If your tile has never been sealed, this will become permanent (meaning, you can never remove it 100%). I am not a tile expert or professional. The Tile Lab Gloss Sealer & Finish is NOT recommended for outdoors. If it is exposed to any moisture (i.e. morning dew, mist, rain) it will turn to a cloudy white film and start to flake up. For more information, please contact us at (800) 282-8786.

I just applied a different brand acrylic, water-based, high-gloss sealer. Can I apply this over it as a topcoat without stripping off the other sealer?

Is the tilelab sealer relatively waterproof?

What can I use to clean tile sealed with an acrylic sealer like this without ruining the finish?

Rated 5.0 out of 5.0 by Great for Saltillo tile I have been using this product for a decade to seal the 600 square feet of Saltillo (terra cotta Spanish tile) in my humble home. After complete stripping and cleaning, this product goes on easily. Put down 5 coats on Saltillo and it leaves it clean, shiny, and reduces slipping. As it ages, the shiny finish will dull, which is normal. Future use require minor cleaning before reapplying one or two coats. It lasts at least 5 years in high-traffic residential areas. Non-silicone water based and my butterfly sponge mop cleans with warm water. Best product available to do-it-yourself homeowners. April 21, 2015

Rated 5.0 out of 5.0 by So shinny! This gloss sealer and finish does exactly as it says. It added a "wet" look and brought out the beautiful colors of our slate tile chimney project. Applied it easily in one coat with a spray bottle and sponge, soaking into and forming a thin transparent layer of protection. One bottle was more than enough for the 100+ square foot of coverage needed. Didn't even use half a bottle, so $20 will go a long way! We will definitely use this product again on any further indoor or outdoor tile projects with natural stone tile. October 6, 2014

Rated 4.0 out of 5.0 by expensive, but did the trick I used this product on cheap new ceramic tile that had varied sheens across the lots. This product was the only thing that made the floor look good and consistant. on hands and knees I had to apply coat over coat on the matte tiles, and one coat over the whole floor. Rated 1.0 out of 5.0 by PEELS like old scotch tape ..Totally waste of time and money We moved into this house in Feb .2014 ,we ripped up the old tile and had new tile professionally installed .. to save a bit i decided to do the sealing myself ..after 2 days of prepping the floor cleaning I bought at least 3 bottles adding more as i went bottles of this sealer....following all the directions I put 3 coats with the manufacture directions ... we moved in like a week later .. I started to notice scuff marks and scratch marks .. we put felt pads under the furniture ... the felt was making marks on the floor.. I scratched the floor with my finger nail and it was coming up like old scotch tape .. I am so disappointed... I will have to re strip my floors they look awful..All my hard work and money wasted.... I added two pictures one shows all the scratches and the other one shows how much it;s peeled up and a chunk looks like old scotch tape. July 18, 2014
