What is the difference between a Condensing Gas Water Boiler vs. a Non-Condensing Gas Water Boiler?

That is a very good question. Contrary to popular opinion we are a hydrogen based economy. What you are burning in fossil fuels such as natural gas and propane is the hydrogen. You do this by combustion with oxygen. Hydrogen when bonded with oxygen is water. So what comes out of your chimney is mostly water. The equipment by design allows enough heat to remain in the flue gas so that this water exits the chimney as invisible steam. Because fuel has always been relatively cheap and equipment expensive, the design engineers have always kept efficiencies below roughly 85%. so they would not condense.If your extract more than that water, the by product of combustion will form on the heat ex-changer. This condensate is very acidic because we are not burning pure hydrogen but a hyrdro carbon. So this acidic condensate will quickly rot out the heat ex-changer. In recent years with high fuel cost and a desire to lower emissions demand has grown for product above this 85% efficiency. This has meant making the products out of non ferrous metals such as stainless steel. So the heat ex-changers have been increased in surface area so that they extract 96% and in some cases more of the heat. As a result the appliances can produce gallons of acidic water a day. This water must be neutralized in PH by running through a filter containing a neutralizing base before in can be discharged. This level of complexity has a negative impact on reliability and greatly limits the design life of the product. The substantive question is, Is it worth it? That is a personal decision based on the amount of fuel you use in a year, any personal desire to lower emissions and the existence of rebates to help cover the increase cost. As fuel prices have fallen the break even points, from a financial perspective have increased. I hope this answers your specific question. LP conversion kit ?

Does Home Depot sell a converison kit for this model ?

The conversion kit to go from Natural Gas to Propane Gas is a Burnham part number 102773-0. The price is $69. Home Depot dose not currently sell it on line but any of there stores can special order it for you. If you have any other questions please feel free to give me a call. Thank you Chris 978 651 3301
