I know the rough opening is 30", but how wide are the treads themselves?

The ceiling to floor height of my house is 107 1/2 inches which is less than the 121 inches state...

The ceiling to floor height of my house is 107 1/2 inches which is less than the 121 inches stated here. Is that ok? How does it effect the angle of the stair when it opens up?

It is OK that your height is less, but in order to maintain the correct ladder angle, you MUST cut the ladder to the correct final length for your ceiling - floor height. The instructions that come with the ladder provide clear details on how to measure this distance and cut the ladder - which is done after the unit is installed in the ceiling.

Rated 5 out of 5 by from Overall I think the ladder is a solid design that is better than the typical off the shelf option... Overall I think the ladder is a solid design that is better than the typical off the shelf options at the big box stores. I've installed several sets of stairs over the years, and this installation was relatively simple compared to the others. I really like the locking door mechanism instead of having to adjust the spring tension to keep the door shut and using a hanging string to pull down the stairs. The ladder is sturdy and had nice adjustments.

Rated 4 out of 5 by from Good Product But Not Perfect I bought the 30" model which was highly recommended by my builder. I am definitely glad that we designed for and went with that over the 24" model. The product is very solid and well constructed, and I think it will hold up well for many years. It was also fairly priced. I do have a few complaints... My primary complaint is that the door does not shut when the ladder is folded up and pushed back up to the ceiling. Instead, it hangs down about 6". That just looks bad to me. I expected and would have preferred that it close flush, and have a rope hanging for me to pull it down when I need it. There is nothing in the manual about adjusting this, but I plan to contact Fakro to ask if it was designed to always just hang open this way or if I can increase the spring tension to fix it. From the looks of it though, I will not be able to make it close fully on its own every time. This is my primary source of dissatisfaction with the item -- I don't want the door just hanging down/open all the time. Yes there is a rod that I can use to push the door up and latch it in place but that should not be necessary in my opinion. Next, this 30" model is made to fill a 30" opening in the ceiling, but the ladder itself is no wider than what would come on the 24" model -- I assumed and would have hoped that the ladder would have been wider also. Second, the item comes with large advertisement stickers (for other Fakro products) stuck to the inside of the ladder door, so when you pull it down you see these, and every time you use the ladder you see them. They are basically impossible to remove because they are cheap paper stickers which don't come off all at once and leave all their glue and paper fiber behind. It would not be easy to scrape them off without damaging the finish of the door material. These stickers cheapen the look and are very irritating. My final thing is that the steps are about 3" deep, similar to my everyday home ladder, but once you get to the upper part (where the door is behind the steps), I would have liked for the door to be further away from the step, so my foot could be placed deeper on the step. What I mean is that because I have larger feet the front of my shoe kicks into the backside of the door when I reach those upper steps; more distance between the step and the door would help to avoid this. All around, I assume this is one of the best pull-down ladder out there today, but there are a few things that should be able to be easily addressed by the manufacturer to make it better.

Mfg. is using same step width as in smaller opening size leaving a lot of space on either side of stairway. Steps that were being replaced had a 22" wide step and were well laid out in the opening.

Rated 5 out of 5 by from excellent product I needed something to move a new furnace into the attic and this perfectly fit the job. It should be noted that while the rough opening is 30", the inside width of the frame is 28", so nothing wider than that will go through. Furthermore, it gets narrower near the top of the stairs, with the space between the springs and various brackets shrinking to around 25". I only needed 24.5", so this worked out just fine. Besides reframing the opening, the installation was a breeze. Two people are indeed recommended for lifting it into place, but it can be done with 1 strong person if you know what you're doing. Overall, this door is way better than the aluminum Werner ladder I had before. I especially like the gasket that keeps it air tight when closed and the 1.5" solid piece of wood this stuff is attached to. Keep in mind that it doesn't have a string to pull down on and instead opens/closes using a lock that must be manipulated using a 4' metal pole.

Rated 5 out of 5 by from product is very well built This access door is a great product. It was easy to install and is easy to adjust upon installation. Having woked in the comercial and industrial HVAC bussiness for 15 years i have encountered some pretty bad access doors. I was looking for a access door that had the wider demensions, a metal ladder and an insultated door. This door has all of these features and is a very well built product. My father in-law helped with the install (you will need help lifting it in place unless you have a material jack of some sort) and commented that he will be getting this door for his actic access on his new house that he is building. In short this is a great product and is very well built.
