Designed for ceiling openings of 22.5 in. x 31 in. and boasting a 350 lb. load capacity, the Fakro Insulated Steel Scissor Attic Ladder is made from quality steel and wood, nicely finished with attention to detail. The ladder is equipped with a locking mechanism installed on the inside surface of a 1.5 in. thick insulated and sealed door. A scissor system locks the door in a fully open position, ensuring safe and easy operation. Extremely well balanced, the ladder unfolds and folds almost by itself with minimum force and no sudden movements. Two pairs of springs support operation and help open and close the door, and the ladder length can be adjusted by adding or removing step segments (max two steps; step model # LSS 31), with each step adding 8 in. Can the ladder be shortened

This ladder can be shortened by removing step sections. Standard configuration has 11 steps that work for ceiling height between 8'2" and 9'2". Scissor steps are connected with rivets but last step has bolt and nut to make is removable. When one step is removed the minimum ceiling height will be 7'6". Removing more that one step requires dealing with rivets but it is possible, however this adjustment will void ability to return the product.

No, it will not fit. Outside frame dimensions of this ladder are 22" x 31-1/4" so your opening needs to be longer - min. 31-1/2".

Let's say the bottom of the ladder must meet a step tread at 112 inches. If the closest number of links is 12 (but it will still not be fully extended), must all of the links open fully for the ladder to be safe?

No, the scissor design is not required to be fully extended but it gives a range of about 12". Maximum ceiling height of standard configuration is 9'2" so 9'4" ceiling will require one additional step for the ladder to fit.

Can a lock be put on it like a padlock latch to keep it locked ?

Yes it can however the door has an insulation inside so to make a durable installation of a lock you need to drill through the door and use bolt and nut to secure the lock.

The general description of the stairs is sufficient for product installation (hole to cut or adjust in the ceiling, mounting, etc). However, there is inadequate description of clearance to enter through the stair opening. Other than a person, the opening accommodates a box no larger than about 16 inches x 17 inches (width and depth). That would be a pre-purchase consideration for storage, or for stairs. The stairs themselves are nicely engineered for their function. The trap hinges work very nicely.

Be aware that the temp system to install this ladder is good for joints that are 2x6 and nothing larger (mine were 2x8's).

Rated 5 out of 5 by from Well Made I gave this five stars because the product is unique met my needs exactly and is extremely well made. Unique is the size 31 x 22 which is what I needed for the space I had. This is the only attic setup I could find in this size format. There are ladders available but you have to make all the frame and door yourself first. The scissor type ladder works well for this. Installation is a two three person job because the metal ladder is pretty heavy and installation support is needed to attach this up in the attic and down below to hold simultaneously. Please note that the opening with the ladder is just big enough for human access. If you have to store stuff or have access to stuff stored in your attic this is not the setup to get.

Rated 3 out of 5 by from Positives / negatives The obvious issue is the price. This product is very expensive for a one year warranty but seems to have found a niche. If you have a small opening this will certainly work, but there are other options. Your choice will depend on what you need and value. This was the only small setup that I could find that stored the ladder on top of the door and not in the space behind the door taking up attic space. (a need and something I valued) Another option when looking for a smaller setup is to call the company and have them build one to your specs. This company doesn't do that but Werner will. It will cost a bit more but you will have a setup that is made for your access and in the end will be well worth it. The insulated door is sturdy and at R5 helps. Code requires a R30 value for a attic access so that is something to keep in mind. This setup, while advertising the R5 value door, doesn't mention that the space between the attic access and attic door frame will have to be insulated by you. If you don't insulate this area the R5 value door is meaningless. You will also have to purchase the hardware to secure your setup. (screws, washers, etc..) My product came with two washers floating around inside the door, stair area. No one could help me identify where these two washers were suppose to go so they were not used. They also did not appear anywhere on the instructions. The door setup itself is very heavy, three times the weight as a comparable sized door from other companies. The instructions mention the need for two individuals to install the door but three may be required. You can do it yourself by using a secured boat winch from inside the attic to crank it up and into position. Once installed the attic opening size will be reduced considerably. This needs to be taken into account as well if you are bigger than average. The stairs are narrow and the support mechanism reduces the area to enter the attic. If you have an air blower or any other type of household unit in the attic this door will prevent its replacement unless the attic door is first removed. The door requires oiling at least once a year. The oiling makes a big difference. I will eventually use a synthetic grease in those areas that can be grease as the grease will be cleaner and last longer. The ordering and delivery were excellent. When ordering the delivery date is about two weeks, however the actual delivery was much less, about five business days.

Rated 5 out of 5 by from Very good product Finish - We needed more storage space so opted to put flooring in the attic and needed this create an 'easy' access point. We have a fairly new/nice home so wanted something that had a tight finished look as we were putting the entry in our bedroom. (My sister-n-law (interior decorator) said it was going to be creepy and ugly). After installing it everyone was amazed at how clean it looked including sisternlaw (the finish trim and hatch is a hard flat plastic and from a distance looks like an inset flourescent panel light..barely/not even noticeable when walking into our bedroom). Finish = 5 Stars Mechanics-The ladder portion is attached to the hatch and telescopes down after the hatch is opened. Fakro provides a 'pole' to pull down the telescopic ladder and aforementioned door. The ladder telescopes nicely (tension springs on ladder sometimes make that 'laser beam' noise when extending but I fully expected that and personally have no problem with it. Mechanics - 5 Stars Quality - A friend and I installed this ladder, overall it was really simple and the construction quality and measurements were excellent. My only ding on the product is the ladder steps are made of 'softer' metal and after moving a bunch of stuff up they have a slight bow. They still feel extremely safe and can take a lot more weight so this ding is more an ascetic observation. Quality-4.5 Stars A question that was unanswered when I ordered was 'Where is the landing point of the ladder after extended?' Answer-about 2.5 feet from the top of ladder. I ordered and extra step to make the ascent less fireman like witch only added about 4 inches to extension width and it is still well within the length of the 'hole' above. I would recommend this ladder if you are in a scenario where the entry is going to be visible, you want easy up/down access, and want a durable hatch and border (areas get scratched up if they are wood). Price my only real complaint is the 700.00 (shipped) price tag...kind of pricy compared to the closet attic ladder which runs $175.00. Price - 3 Stars (what you/I are paying extra for is being able to do it ourselves, a durableand tight finish, and a telescopic ladder).
