I ordered this and replaced the internal lock mortise of a door that was probably 100 years old. Except for some minor retrofitting, it was easy and very high quality.

Having an old farmhouse I wanted to keep the skeleton key look, and replaced the hardware that wasn't working. This is our main entry door from the mudroom, and gets used daily with two children and pets in our family. By the fourth or fifth time turning the knob the latch was catching inside the housing and not coming back out. It is so annoying to follow all the kids and wiggle your finger in the hole to help it back out dozens of times a day. If there is a higher quality product I will be buying it soon. On the other hand it was easy to install and only needed a screwdriver, but lacked instructions on what to do if the door swung the other way, having to turn the bolt inside around the other way from how it was packaged.

I purchased this replacement specifically to get rid of a mortise lockset that "jammed up" all the time, which means the striker bolt would pivot as it was retracted during knob rotation and jam up against the inside surface of the lockset.
Well, just two days after installation, this new one is doing the same exact thing!!
Cheap mortise locksets are just that. Spend the extra money and eliminate the hassles.

I don't expect an amazing lock for $8 but I do expect that it will at least work correctly. This lock, if you twist the doorknob 90 degrees the latch recedes all the way into the housing and gets stuck on the edge. To get it to come back out you have to wiggle the doorknob back and forth. It is a clone of a far better lock made by Ilco which sells for $11 and is well worth the premium.

Bought 3 of these 14 years ago at Home Depot in Madison Tn.
One of them finally starting to hang when opening door. I would say 14
years of service is not bad for a low priced morticed lock.

Although the lock works well, a key broke off part of the end that turns the inner lock. A replacement can not be found. A new lock may have to be installed to prevent being locked out of the house if the only key left also breaks.
