I installed this pump 4 years ago and it has saved my basement 3 times when we lost power and most of my neighbors' basements flooded. Our town has a high water table and many people's basements flood during power outages. After re-grading and installing 25' downspout extensions, we still get high water flow into the sump. I had a battery back-up and even installed an oversized deep cycle marine battery and only got 4 hrs at best. But what good is 4 hrs if you aren't home? A portable generator is useless unless you are home! I can't justify and don't have $3,000 for an automatic generator, so I decided to try this pump.
I read all the reviews about the valve leaking and yes, it happened to me too. Called manuf. and they told me to check my water pressure, it can't exceed 60 psi. (just as the manual said, but I didn't know my pressure was that high) I checked and my pressure was over 90. I installed a pressure regulator and set pressure to 55, problem solved! Hasn't leaked since. So when I read these reviews, I can bet their pressure is too high.
Anyway, for $100, it saved my basement every time my neighbor's homes flooded. My neighbors asked how do u survive the outages without flooding and no generator? Now they are finally ditching the battery pumps and asking, "what is that pump thing you have?"
Installation was EZ too. Bought 25' of pex tubing and solderless pressure fittings for the connections, tapped into a cold water line nearest the sump. I installed a shut off valve also. (all shown in pic) Total cost was $187 and I couldn't be happier once I fixed the water pressure. By the way, if your water pressure is over 75 psi, you could damage your plumbing system so checking it anyway is a good thing. The pressure regulator was an add'l $70. It connects at your main line right before the meter.
If you buy this and install it correctly, it will save you from flooding. Also make sure your rain downspouts are discharging water at least 10 feet or more from your foundation.

Very awful design. I've owned this pump for just over a year and have come to find a leaky (constantly letting water pass through) and malfunctioning valve (will no longer turn on). I put a pressure gauge on my line after reading some other posts and it read 62 psi. I know this product has a max of 60 psi, however 2 pounds over the limit should not render the product's functionality. I can imagine there would be a factor of safety applied to the 60 psi that is stated on the box.

I had a different back-up sump pump and mine only lasted 13 yrs. I purchased this Flotec and it is much better quality and works much better. The one thing you have to do with any back-up pump is run it weekly or semi-monthly because hard water will build up and it may not come on right away because of the build -up. Great pump can't say enough about it. And my electric pump runs all the time so having a back-up when power goes out is peace of mind.

I installed this pump and a few months later I noticed it was letting water slowly pass by the on/off valve constantly. I read the other review that said they put a pressure regulator to keep pressure below 60psi and theirs has been working well. I did the same thing, bought a few fittings and put an RV water regulator on mine for about $15 and the on/off valve stopped letting water slowly pass. (not sure if the RV regulator is a good idea but it is working for now)
my house water pressure measures at 75psi with a static pressure test. the RV regulator reduced pressure at the sump valve to 45psi. The emergency pump is slower than it was because of the reduced pressure, but it stopped letting water pass and still empties the sump pit.
Overall this is a decent product, but I would have saved a lot of frustration and time if they mentioned the sump valve can't handle water pressure above a certain psi.

I wished I had read these other reviews before I went through the install process for client, now they spent their money and not even six months have passed and I get the call, water leaking, spraying out the valve body, just as others have stated, Now, I've got to go back and charge for my time and gas to fix this and the client is very unhappy.

i had problems with the vales leaking and letting water pass.i finally tested my water pressure it was 85psi.you can get a tester from homedepot for 11 bucks.i bought a eb 45 regulator from home depot with the shark bit fittings easy to install. have not had a problem yet its been a couple months and no leaks.

I bought the complete package, though I only needed the automatic valve. I could not find a replacement for my old valve (5 yr.s) anywhere !!!!
