What would be appropriate size of window air conditioner for a 1 bedroom, 1 bath, 1 kitchen, living, dining with total area of 756 sq ft in Maui, HI ? The unit will be placed near the lanai. The condo has a 100 amp breaker service. What gauge wire do I need and at what amp? Is 14,000 BTU or 18,000 BTU enough?

18,000 BTU is the best fit for your layout. Ideally, a 15,000 BTU unit would cool the area you mention, but since it includes a kitchen, you would need to add about 4000 BTU to that number so this 18,150BTU unit would fit the bill, but power requirements could be tricky, given your 100 Amp setup.

You would not be able to run this unit if your panel is a 100 Amp single pole panel. It could work if you have 50 Amp two pole setup.
Please note however that units over 15,000 BTU typically require 240 Volts. This particular unit runs at 240 volts / 8.8 Amps. In order for you to run a unit like this, you would need to have a 240 volt outlet and with only 50 Amp total from your, if you have an electric dryer and /or stove, this could be a little tight for you. The proper unit for any area you may be planning to cool depends on many things. Room size, insulated ceiling, other air conditioning, number of windows, and the location (morning, evening sunlight). Decide if you just want to cool one room such as a bedroom or the whole house, then take your room or home area dimensions to Home Depot and they will help you find the right size unit or units. An 18,000 BTU unit will cool approximately 700 up to 1,000 square feet.
3 key considerations:
1. will it fit in the window/wall
2. will the plug reach & is it the proper voltage?
3. size of the room?
The function of an air conditioner is to cool the room to a comfortable temperature and remove humidity. Installing a much larger unit than a room requires will result in the compressor running for short periods of time and being off long periods of time. As cold air leaves the air conditioner in a small room it is deflected off the walls back to the air conditioner and pre-maturely cycles the unit off resulting in cold spots and hot spots and very little loss of humidity. The ideal is to size the air conditioner so it is forced to run 80 to 100% of the time to keep the room cool. This ensures proper removal of humidity. A comfortable room is more a factor of low humidity than low temperature.

* Thermostat Click - When the compressor cycles on and off a metallic sound may be heard.
* Water Dripping Outside - Air conditioner must be installed level or tilted slightly to the outside for proper water disposal. On exceptionally hot and humid days the air conditioner may permit excess water to pass thru the rear drain tube or overflow.
* Fan Runs Continuously - When the selector is in the cool or fan position, the fan will run continuously.
* Water In The Base Pan - The moisture that this unit removes from the indoor air drains to the rear of the cabinet where it is picked up by a fan and dispersed against the outdoor condenser coil. This is normal for a short period in less humid areas and longer in very humid areas. This method of moisture removal improves the operational efficiency of your air conditioner.
Following are items that can cause a rattling noise:
* Front grille loose
* Movable louvers loose or broken
* Improper installation causing vibration in window sill
* Indoor blower wheel loose - refer to service
* Outdoor blower wheel loose - refer to service
* Condenser or evaporator tube touching
* A ticking noise is normal - all room air conditioners have a "slinger ring" around the rear fan blade.
This ring is designed to pick water up off the bottom of the pan and sling it on to the condenser coils, helping in the cooling process and cutting down on the chance of the air conditioner dripping.

Previous a/cs would last 2 years before service was needed. This one gave problems with blower within 12 months of purchase. Haven't called ge yet, but not sure if they will cover anything due to it being 14 months. Blower started making noise and completely stopped once. Slightly pushed on interior fan and all went well except for noise. Now it has completely stopped. Will update after speaking with ge. I also feel filter is not of good quality and doesn't completely cover vent to keep dust out. Cleaned filter every other day. October 1, 2013

This unit was purchased to replace an older unit that died with the same btu rating and has maintained a wonderful 72 degrees during some 100 degree days this last week and occasionally shutdown into energy saving mode. I can't wait to see how much this unit saves me over the older non energy saving brand. This unit according to the specs was 26x18" which would have been an exact match for the old unit. But was actually smaller at 23.5x17.5 this required building out the frame in the wall which was not a huge problem and would not be any issue if window mounting the unit. July 10, 2012
Rated 5.0 out of 5.0 by so far so good seems like a great ac, bought it to replace my broken Frigidaire Air Conditioner 18,500 BTU FAS185N2A ac ... it cools down 3 large rooms FAST, is quiet and so far so good. Only had a little over a week now so time will tell. The price was ok, wish ac's were not so darn expensive, but for what it is, it matches the price to what I paid for the ac it replaced and I bought that back in '07. Plus installing these heavy window ac's is never fun and it was just as difficult as any other large window ac, but it was tough and took 3 hours to totally get it in. couldn't turn it on for 24 hours since it was put on it's side by the delivery guys to wheel it in the house. if this one lasts at least 5 years too, then I'll be happy March 12, 2013
Rated 5.0 out of 5.0 by So Far So Good For me it installed the same as any other Window AC. It was pretty easy besides lifting that weight above my head, with help from small pulley. First thing I noticed was how quiet this 18000 BTU AC was. Very quiet compared to all the other AC's I've owned. One thing I don't like is that the temp only goes down to 64 F. I personally wish it went lower, but maybe that's just me. Only thing I can't tell you is how long it will last. Only had it for a couple of weeks. Seems to be well built, so I hope it lasts many years. May 21, 2013

This had a plastic cap that prevented drainage, causing odd noises like plastic irregularly striking something, perhaps water. Manual says nothing about this that I could find. It was discovered and removed only after service call to New Age Electric, which had taken delivery and installed for us, but by this time access to back of a/c required climbing a 2- or 3-story ladder again in 90-plus degree weather. Clicking stopped as soon as water drained out. July 23, 2013

The specifications indicated the unit will fit a window 26" to 41" wide with the accordion panels and it does not. My window is 26.25" wide and when following the instructions in the manual it does not fit. GE failed to put in the instructions that one or both of the rubber accordion window filler panels must be removed from the plastic filler frame for it to fit the window, I had to remove both. I am not sure what size window opening the unit will fit with the rubber accordion window filler panels included, depending on the window opening one or both may have to be removed. Rated 2.0 out of 5.0 by Inadequately supplied for installation. When installed, a space as thick as 2-3 credit-cards remained unsealed on the top, bottom and both sides. To seal against, not only drafts/leakage, but bugs, required applying caulk-like sealant to finish the job. Poorly engineered product design! Not thoroughly thought-through! Regardless of how effective and/or efficient the unit operates, the installation was an exercise in frustration with what was not considered by the manufacturer! Rated 1.0 out of 5.0 by quit working after 2 years We replaced our behemoth of an air conditioner (that worked for 17 years!) with this model. It worked great, cooled the room etc for exactly 2 years and 3 days then it began to spew coolant and of course quit working. Considering we don't turn it on everyday in the summer and when we do it's not until noonish and we don't run it during the night, I'm very, very disappointed in the life of the unit. Also as some have mentioned the installation instructions are incomplete. September 4, 2013
