why does this heater not come with a drain tap ???

Kind of a pain without the drain - understandable, however, if you need to change the element,... do this - turn off the breaker, close the cold water inlet valve, turn on hot water at the kitchen sink or bathroom and then turn off the hot water valve out of tank vlave - should be the top one. Now you have created a vacuum in the system. Now remove the old heating element & replace quickly. Don't get crazy rushed as it will only dump a cup or two of water while you pull the old element. If you are replacing the unit & want to drain it - follow the same procedure above and get a bucket/pail/container or rig a hose... and you can lift the pressure relief valve to let water out & close it when container needs to be emptied - this will create the vacuum again. Think of it as like pouring gas from a can into your tank. If the tank doesn't gurgle/burp and allow air into the gas can, the flow will slow & stop. Hope this helps :)

No, could install properly rated switch near unit if desired. Otherwise use the dedicated breaker

how many gallons of hot water can I expect befor the water turns warm/cold

Hi LA, Thank you for your question. According to the manufacturer -With any heater you will get about 70% of the heater of hot water. With any point of use heater that is hard to predict due to its size and the gallon per minute of usage. Hope this helps.

Rated 5 out of 5 by from Great Product I purchased this GE 20 gallon hot water heater in 2006 to make a change from propane gas to electric to rent out my home. Now six years later I never got a call from my tenant with a problem with the hot water heater. It now appears that the tank maybe leaking 6 years later and the tank warranty is for 6 years. I will purchase a second GE 20 gal wtr htr. I wish the tank lasted longer but oh well!

Rated 4 out of 5 by from Does what it says it would do. Install was a breeze especially using steel braided hose for heater to supply and distribution pipes. Did wish the cold water inlet pipe was a little lower so unit could be drained better as it was installed in seasonal camp. Only washed dishes so far but supplied all we needed with a fast ramp up to temperature. Showers are next year!

This gave us a chance to install a larger capacity one and that is what we did. It was easy to install and light enough one person to handle.

No signs of leaking or rusting on the exterior. I'd rank this as a solid 20 gal water heater with reliability. parts are cheap & at home depot!

Rated 3 out of 5 by from works like a charm i have been using this water heater in my guest house and have had no issues with it. it has not broken or made any noise. also since its inside the cabinet i love how it needs now vent stack and really doesnt get hot which could otherwise damge my cabinets all over i would reccommend this water heater to anyone with limited space and small water needs

The water heater was reasonably priced and has a good warranty, it was easy to install and I did it alone in about 2 hours with normal tools, the heater is in operation and works very well, looks good and was easy to hook up with the instructions, simple electrical connections anyone could do. I am well pleased and satisfied with this unit, will recommend it to my neighbors.

Rated 1 out of 5 by from worked great for a month only Installation seemed easy enough but I had a pro do it. Worked great for about a month. After my handy man spent half a day trying to figure out why it stopped working (he thought it might have been an issue with my electrical), we came to the conclusion that the brand new water heater must be broken. Although the warranty says it covers parts and labor, they sent me an new heating element to install. Where's the labor? I had scalding hot water for one day and turned down the thermostat per the instructions. Now the thing is not working again. I'm getting tired of cold showers.
