No, it did not. We ordered the large 12X20 and they actually delivered 2 separate "pieces" according to the delivery order -- a 12X10 and a 12X8. NO instructions at all. Just a pile of wood.

Rated 1 out of 5 by from Junk and waste of time This kit comes in a bunch of jumbled pieces of twisted very low quality lumber that is 1000 times harder to figure out than downloading a free shed diagram online and cutting the wood yourself. Top that off with buying the wood and cutting would be cheaper. Our kit even came missing many pieces so after a full day of headaches we ended up going to buy all the lumber and built it cheaper, faster, easier and with far more quality than this junk kit. 20' across the fron and back right, well that is 4 pieces of lumber in this kit when u can buy a 20' 2x4 and have wall far stronger, not butchered together and since it is one piece of lumber that is zero labor time sistering 2 boards together. GARBAGE!

Rated 1 out of 5 by from poor design Once built this shed had more room than I thought. It also looks solid and presentable once built but the process of building this shed was incredibly difficult. Much of the lumber is dry and twisted. Some so bad I had to replace. The top and bottom plates for the side walls are made up of one 8 footer and three 4 footers. This leads me to believe much of this lumber is cut offs. Over all very poor design and very time consuming to erect.

Rated 3 out of 5 by from Nice Shed - Instructions Lacking Like the shed for the price, but the instructions to put together where lacking good verbal descriptions. We were stumped a few times trying to figure out the pieces of the puzzle, especially the instructions for the floor kit. Instructions and pieces where sent for a 12X12 shed and a 12X8 shed. It would have been much simpler and secure if the instructions and diagrams where written and architected for a 12X20 shed. Luckily we had a carpenter friend to help assemble this puppy! Would suggest if you are not handy with building, get help or pay to have installed.

Rated 2 out of 5 by from Overall a decent product - but NOT easy This kit came as 3 different sheds (2) 12x8 and (1) 12x4 in order to build a 12x20. There were no 12 ft 2x4; you had to splice an 8 ft with a 4 ft. The floor was only 3/8" - not very strong. Roof joist are 24" on-center, a little weak. It was NOT easy to build, you must have two people min. Instructions weren't very clear in areas. My kit came with gray and white trim pieces and doors, so looks awful until painted. When finally assembled it came out nice - concidering everything mentioned. The doors are very strong and came with good hardware.

Rated 5 out of 5 by from Very good product I am an engineer and am often described as "picky". I installed this shed (12x20) just over 5 years ago. I was very happy with it then, and am still very happy with it. Others have criticized the instructions; I thought they were very good, not perfect, but close. There was a lot more detail in the drawings than I expected, you just have to take the time to look & read attentively. The optional windows that I ordered (item 16694) were VERY good quality, with strong glass & frames, far better than the cheap plastic ones I have seen on other displays (not Handy Homes) in hardware stores. The optional cupola (item 16582) was also very good quality, in fact it might have been too good because once assembled, it was heavy and difficult to lift up to the peak of the roof. The customer service was also excellent - I messed up one piece of trim, contacted Handy Homes for a replacement piece, and they sent it to me in a timely manner, FREE of charge (and I had expected to pay). After 5 years there are no cracks, no leaks, no warping...... it looks the same as the day installation was completed. I am now considering installing a Gazebo and just went to see what Handy Homes has to offer (which explains my review after 5+ years).

Rated 2 out of 5 by from Worst directions ever!!! This 12 x 20 shed is fabulous once you can figure everything out! AND our kit was not intact upon arrival so we werent even sure we had all the pieces. we were several pieces shy. Thank goodness we had extra wood handy. Why doesnt Home Depot have EXACT directions for a 12 x 20 shed w/ floor instead of 12x12 adding 2 four foot extentions. The integrity of the building is then comprimised . We had to do alot of fancy woodwork to make it sturdier! The siding is "flimsy". It has 12x12 or 12 x24 floor instructions but not a 12x20. The floor itself was like putting together a jigsaw puzzle!!! AWFUL! If they could come up with directions and matching pieces for all sizes, it would be a whole lot easier!! Not happy as a participating builder of this particular building. Would NOT recommend to novices or even semi-confident homeowners that think they are do-it-your-self-ers!

Rated 1 out of 5 by from pile of lumber Incomplete and all it comes as is a pile of lumber. You can download a free set of directions online and purchase the lumber far cheaper. This kit does nothing for you because it is far less time consuming to cut the wood then decipher the pile of sticks they send you.
