Answer:
You can not just apply over grease. You do have to do some cleaning first. I will seal it cleaned but not like a coating of it. I would go to oil primer as well, safer bet. You will still need to clean it at least with TSP.

Yes I have used it on an oiled garage floor. but I would use the oll base as the latex waterbase may separate on the oily ceiling

Hello and thanks for your question. Yes, Kilz Max is formulated to tackle tough stains including medium to heavy grease stains and more. Before application, please make sure surface is in proper condition and clean from the grease. If washing is necessary, use a non-soapy detergent or a TSP substitute. Rinse well and allow to dry.

Seriously consider NATURE’S MIRACLE® Scented Stain and Odor Removers. Instead of covering the odor it removes it entirely. I do not work for the company, but have used it for years. The stuff is a bit expensive and can be found in pet stores.

Answer:
Odor blocking primers can't and will never truly get rid of a smell unless the source of that odor is neutralized.
WIth that said, you can certainly try to prime ONLY after cleaning and disinfecting the areas affected by the pet stains.
Once that is done, apply the primer and see what happens.

Hello, Consider using Nature's Miracle for cat urine. It will destroy the smell instead of covering it. Just thinking, and it absolutely works.

Sounds like you have a "spot" pet urine problem on your stair landing . Another product you can consider if you don’t mind using an oil-base primer is Kilz Original (quart size or aerosol). Since this is an oil-base it will have some odor while applying and needs good ventilation. Either way, please follow instructions on the label and allow the primer to dry fully before putting the topcoat (if any) before re-carpeting. Good luck on your project! Read Less

I used it on a plywood under floor to kill pet odors before putting down new carpet. It worked very well, but I would read what it says on the can to see if it is meant to be used on concrete, I would think it would be stated on the can.

Rated 5.0 out of 5.0 by Great Product I bought this product to kill animal odor on an enclosed porch of a condo I recently purchased. This stuff works. After a week the smell is still gone. It was easy to apply and I am happy I tried it. July 19, 2016
Rated 4.0 out of 5.0 by Gets rid of wall odor / ghost odor Only primer that covers up smell of contaminated paint. This issue is called wall odor or wall odour phenomenon that Kilz Max can resolve. Kilz Max has it's own slight unique odor that is mostly gone within a week and completely gone after top coating with 2 layers of quality paint. July 3, 2016
Rated 5.0 out of 5.0 by Great Used for sealing subfloor with pet urine stains and odor. Applied 2 coats (3 in some areas). Covered stains well and sealed odors. Then applied peel and stick tiles. Highly recommend. June 21, 2016
Rated 1.0 out of 5.0 by Disappointed I put on 3 coats of Killz Max, whitch indicated that it would stop pet odor. After 3 coats smelled good for a few days, then the smell crept through and although less now, it's still there. I am going to try Shellac next, which was also recommended by HD, but not available there. June 22, 2016
Rated 4.0 out of 5.0 by Kills Max The primer took a few more coats than I would've liked. But after four coats it did cover the stain completely. May 24, 2016
Rated 4.0 out of 5.0 by good Its good paint ..it does cover up stuff..but its not worth 33 bucks a gallon..i seen the same product in a five gallon bucket for 29 bucks today..man that made me mad...so buy in large size and save it..it can also be colored...they will do it right there.. April 5, 2016
Rated 5.0 out of 5.0 by Great product The primer does an excellent job of preparing the surface with great coverage and adhesion characteristics. April 19, 2016
Rated 3.0 out of 5.0 by KILZ MAX This primer was used to seal a ceiling which a portion had recently been repaired by a master drywall contractor plus nearby surfaces that needed priming before applying finish coats of paint. The one gallon purchased had been shaken at Home Depot. On the ceiling, although the primer seemed to be of a thin consistency, one coat provided adequate blocking, sufficient for over painting with ceiling paint. Adherence of the primer/sealer/stain blocker over varnished wood was poor. June 30, 2015
