My ceiling height is 10' 6', the 8-10 ' is too short, concerned that the 10-12' version wont be able to cut off the bottom section as it is too close to the hinge.

Had the same problem, just installed it, you have plenty of room to cut off the excess, you will waste about 3 feet, mine was approx. 18 1/2 left after cutting off, my ceiling was exactly 10"

Rated 4 out of 5 by from 12' attic stairs Have high ceilings in my garage and had to try thus one, like the price but at the 12' it's not easy to open and close and if your skiddish with heights then hold on tight it's not real sturdy. Overall it works and a good value.

Rated 4 out of 5 by from Ladder is fine but the pole is marginal Ladder is fine, but the included pole is marginal. It works to open and close the door/flap on which the ladder is mounted, but Louisville expects you to use two people and a stepladder to actually put the ladder portion of the attic ladder up and down. Ridiculous. Buy a separate ladder assist pole with slide-in mount from Werner and mount it to this ladder if you expect to be able to put the ladder up and down by yourself without a step ladder.

First: It is very odd how use, you need two people to extend the ladder. Second: During the installation the door suffered some damage caused by the ladder length. Once you extend the first segment to adjust the ladder length you have to hold the remaining segment up and unfolded otherwise you will end damaging the opening corner of the door. Overall, I wouldn't recommend this product.

Rated 5 out of 5 by from I'm not quite sure why many had issues installing. This... I'm not quite sure why many had issues installing. This was a breeze and crazy sturdy for 11 foot ceilings. I thought that I was going to need to add ladder extension to make up for the tall ceilings. It was actually much longer than the 11 foot ceiling and then you add extensions to make it fit.

Would have returned it, but needed to be installed right away. The thin board that covers the access when the ladder is up was badly damaged. I had to remove the wood, buy a sheet of similar wood and make a replacement panel.

Manufacturer provided good customer service and was always available to answer questions. Downside: No boards longer than 8 ft. so manufacturer required piecing together boards. Nails and screws were inferior quality.

Because of its size a little harder to install and takes practice to unfold without bashing your head. It does not have the adjustable spring tensioners as described in the install instructions so it slams shut.
