Answer:
If you can seen or felt 'hand scrapped wood floors', you'll know that this tile has that same finished effect. It is not smooth like 'polished porcelain tile' which has a very shinny finished. It feels like a slightly rough finished wood floor, made popular by the real wood floors that craftsmen use to make. So it does have a textured grain finished.

Slightly textured. Smooth enough to roll a office chair over, but textured enough to reduce any slip risk.

I have this tile in my enclosed patio. I seriously doubt that the wheels from a rolling office chair would have ANY effect on this tile at all. It is very strong!

It has a PEI rating of 4 which is commercial grade, and porcelain is the hardest of tiles. Should not be bothered by rolling chairs.

Use a 1/8" grout line. This tile isn't "rectified" (meaning the sides don't have a perfect 45 degree angle) so you must use grout. With a grout line that small you should be okay.

The surface of the tile is quite irregular, and may make it difficult to roll office casters of chairs. the tile is very good for floor tile foot traffic.

Answer:
Yes, the tile isn't like marble where you can butt it together with almost no seam. It is has a beveled edge which will get dirt, dust, & moisture when cleaning, in between the tiles if you don't grout it.

Answer:
Well your room is 140 sq. ft.
10 boxes = 145.53 sq. ft.
HOWEVER, you may need an 11th box (you can always return it to the store if you don't use it)
With grout lines and cuts it is very possible you will exceed 10 boxes.
And remember you need a very thin grout line. Only 1/8 inch between tiles. Don't go any larger as it becomes difficult to move furniture with a larger grout line.

Rated 5.0 out of 5.0 by Beautifu! Had heard horror stories about similar tiles not being level. No problems with this tile though! My tile guy said this was good quality, pretty level, porcelain tile and easy to lay. He used wedges also, to help. Have had lots of compliments. We put about 700 sq ft down in our finished basement. Very pleased with the results. I ordered it at the store so it would be all from the same lot. Great customer service when loading in Fayetteville, NC. Only problem, they recommended the fawn grout and told me they kept it in stock all the time but when I drove an hour to pick the tile up when it came in, they were sold out. So, I picked haystack instead. It matched pretty good, but I wished I would of gone a shade darker. Would recommend the purchase! August 6, 2016
Rated 5.0 out of 5.0 by Tile on the Porch We bought 110ft2 for our front porch (105ft2) because we wanted a durable, good looking hard surface that could stand up to the Florida sun and humidity. The textured, wood-like surface of the Montagna tile makes for a handsome and easy to maintain floor that we are sure will last a lifetime. The installation is like any other tile install using normal tile installing tools and implements. We tested the tile for slip resistance when wet and found it acceptable; the wood like texture helps prevent slipping if normal care is taken when walking on a wet surface. We have attached a work in progress photo that shows how we did it and the tools we used to tile the porch. Note that we angled the tile from the wall to the edge of the porch at 1/4" (high at wall) to 0" inch in 48 inches (edge of porch). July 24, 2016

Rated 5.0 out of 5.0 by Strong and beautiful! Hadn't seen many samples on the internet with this lighter color tile but I am thrilled with the results. I recently dropped an glass container on it and not a single chip or even scuff. Love the lighter color also because it hides dust and pet fur better than darker floor color. Highly recommended it! Rated 5.0 out of 5.0 by Marazzi Montagna Excellent floor, looks beautiful on my bathroom and rooms hall! July 12, 2016
Rated 5.0 out of 5.0 by Great looking tile I read all of the reviews and had some concerns about 'bowing' that some people mentioned. But hired a floor tile specialists and made sure he used high quality UltraFlex 2 mortar for Porcelain tile by Mapei. I used tooth picks for the tile separation and the non sanded grout for very thin grout lines. Everything worked out pretty well and it took 1 guy about 5 days to lay 550 sq ft into 3 connected rooms. This will look like real oak flooring that has been put down and varnished, and is most common in new homes (although 3" strips). Once installed, you'll realize that unlike the darker wood tiles, this won't make your rooms look smaller like darker woods do, and it doesn't show dust or dirt, and is very easy to clean. Install white quarter round for a finished look and you'll be very happy. I plan to do 2 more bedrooms with this tile. Great quality, but 1 box was broken during shipment. November 8, 2015
Rated 4.0 out of 5.0 by Really nice flooring This Marazzi porcelain tile flooring was just installed by my general contractor, for an enclosed porch renovation. It lays nicely, feels good underfoot and has an authentic wood floor look. The contractor chose his own grout color so I don't know what it is, but he made a good choice and I am very satisfied with the outcome. Purchase this tile; you won't be disappointed. Hurry though, the price may not be this reasonable forever. August 2, 2014
