Answer:
If you can seen or felt 'hand scrapped wood floors', you'll know that this tile has that same finished effect. It is not smooth like 'polished porcelain tile' which has a very shinny finished. It feels like a slightly rough finished wood floor, made popular by the real wood floors that craftsmen use to make. So it does have a textured grain finished.

Slightly textured. Smooth enough to roll a office chair over, but textured enough to reduce any slip risk.

Answer:
Yes, the tile isn't like marble where you can butt it together with almost no seam. It is has a beveled edge which will get dirt, dust, & moisture when cleaning, in between the tiles if you don't grout it.

It has a PEI rating of 4 which is commercial grade, and porcelain is the hardest of tiles. Should not be bothered by rolling chairs.

Use a 1/8" grout line. This tile isn't "rectified" (meaning the sides don't have a perfect 45 degree angle) so you must use grout. With a grout line that small you should be okay.

Answer:
It has a PEI rating of 4 and porcelain is extremely hard tile. I would recommend contacting the mfg to see what they think. They may advise you to adjust the grout width because of the concentration of weight to a small area but I think it would be ok.

Answer:
You should be just fine. I'm 250 lbs, my office chair is 35+lbs. and we have no problem. I wheel around from desk to table just fine.
I do suggest you use narrow grout lines (1/8"). I used 1/4" and my chair gets hung up sometimes.
When you get your tile you'll see that the box says 1/8" is okay.
FYI, it is porcelain tile, which is stronger than ceramic tile. So 400 lbs should be no problem.

CUSTOMER REVIEWS

Rated 4.7 out of 5 by 30 reviewers.
Rated 5.0 out of 5.0 by Great looking tile I read all of the reviews and had some concerns about 'bowing' that some people mentioned. But hired a floor tile specialists and made sure he used high quality UltraFlex 2 mortar for Porcelain tile by Mapei. I used tooth picks for the tile separation and the non sanded grout for very thin grout lines. Everything worked out pretty well and it took 1 guy about 5 days to lay 550 sq ft into 3 connected rooms. This will look like real oak flooring that has been put down and varnished, and is most common in new homes (although 3" strips). Once installed, you'll realize that unlike the darker wood tiles, this won't make your rooms look smaller like darker woods do, and it doesn't show dust or dirt, and is very easy to clean. Install white quarter round for a finished look and you'll be very happy. I plan to do 2 more bedrooms with this tile. Great quality, but 1 box was broken during shipment. November 8, 2015
Rated 5.0 out of 5.0 by Stepping-in Once the job was completed, it brought the entire value of the front porch up from the bottom. March 11, 2016
Rated 4.0 out of 5.0 by good purchase good tile and easy to install, the only complaint I have is with the manufacturer and the way they box up the tile. I laid 53 boxes, every 1st tile in the box had glue on the it from gluing the box closed. They need to put some type of cover over the tile before gluing the box shut. February 10, 2016
Rated 5.0 out of 5.0 by beautiful time this tile is beautiful. the trick, however, to installing it (if doing yourself) is definitely invest in the spacer units to ensure an even surface. the spacer/holders makes sure you have all of the tiles at the same level weather you have divots in your sub-flooring or not. other wise, it goes in fairly easily (definitely need a tile saw to do this job.. or simply have it installed by a professional or by home depot ) we are very happy with the look of this tile January 6, 2016
Rated 5.0 out of 5.0 by The Home Pro Easy install great quality very durable looks like wood December 23, 2015
Rated 4.0 out of 5.0 by Really nice flooring This Marazzi porcelain tile flooring was just installed by my general contractor, for an enclosed porch renovation. It lays nicely, feels good underfoot and has an authentic wood floor look. The contractor chose his own grout color so I don't know what it is, but he made a good choice and I am very satisfied with the outcome. Purchase this tile; you won't be disappointed. Hurry though, the price may not be this reasonable forever. August 2, 2014
Rated 5.0 out of 5.0 by Love it! I had this product installed in the guest bedroom on a concrete slab. I love it! It looks fabulous, The grout is not a light as in the photo. The faux wood tile has a hand-scrapped look. Even though it's covered by a large area rug, I'm very happy with it. July 16, 2013
Rated 4.0 out of 5.0 by Very attractive I really love the product. However, apparently, they come cracked and chipped up through the box. Also, it appears that the coloring is a bit off from the various boxes I've brought. October 13, 2015
