Answer: 
If you live in the south (hot summer temps) you don't need to wait longer than 24 hours. I pressure washed my Fence on Saturday and applied the stain on Sunday with great results.

Give it one year or less if the lumber was previously dried. This will allow the moisture content to evaporate and helps rid the wood of the mill glaze. You will still need to clean the deck to remove dirt and mill glaze before staining. I've bought press treated lumber and put it in storage for a year or two to allow it to dry. It says 5 gallons will cover 625 sq feet. Just multiply length and width of your fence to determine sq. footage. If you are doing both sides of the fence you will need double.

I would not apply it if there is old stain on your deck. If the old stain doesn't come off with a deck cleaner then you need to sand it off. Applying new stain over a different brand of old stain can cause problems. I found this out the hard way. The new stain might not be able to penetrate the wood in places where there is old stain. It's easy to clean brushes with water and dishwashing liquid. It takes about two days to dry to walk on just like the directions say. I have a large deck around the pool15x30 so it took 10 gallans to cover with two coats. We used the pecan color and it's a little dark but looks great. July 19, 2016

Coverage was not quite as much as stated. I did not get 25 sq. ft per gallon. The fence is 7 years old and had been previously stained and sealed with Behr (don't recommend that one). Preparation using power washer to remove any remaining stain/sealer, Sprayed with 50% bleach and water mixture to remove any remaining grey coloring. Stained using $20 Home and Deck pump sprayer from home Depot. Easy to start and stop across multiple days. Purchased online and had at my door in 2-3 days! Highly Recommending this product !!
