Parks 1 gal. Semi-Gloss Oil Base Polyurethane is a professional grade polyurethane is recommended for all wood floors and other interior wood surfaces where a beautiful protective finish is required. With over 50% solids, this product formula leaves a high build protective clear finish ideal for commercial and residential applications. Pro Finisher Oil Based Polyurethane is resistant to abrasion, alcohol, water, strong sunlight and high traffic.

Rated 5.0 out of 5.0 by Probably the best finish for oak floor, but it's takes more time If you need to finish oak floors - it's hard to beat the oil based polyurethane. It gives the the floor that warm deep amber glow - i used it and it's absolutely amazing! However, there are some reasons why most people switched to water based products instead and you should consider them before making your decision. Basically, the main two are: 1. It stinks. It has very strong odor and it takes a few weeks before it completely wears off. The water based products have less unpleasant smell and it goes away much quicker. 2. Takes longer to dry. The oil based products allow gentle use next day, but the finish is still much softer than what would water based finish be and it takes weeks to fully cure. On a positive note, it's a bit easier to apply because it does not "raise the grain" and the water products do. Bottom line is if you can afford to keep the place empty for a couple weeks before you move in - the oil based products are the best. If you want to remodel while you're living inside - it might literally give you headache. August 2, 2013
