Answer: 
Each gallon of Rust-Oleum Parks Pro Finisher Water-Based Polyurethane has a recommended coverage of 600-700 square feet. Please note this can vary depending on how porous the surface is. A minimum of three coats is recommended.

Does this product prevent a spill from soaking in?

Wanting to use in the dining room, we have original hard wood floors (90+ year old house). Just wanting to make sure when the grandkids come to visit that if they spill something, it will puddle first so we can clean it up.

Answer: 
Varathane Polyurethane will protect the wood surfaces from spills if they are cleaned up right away. If spills are left for long periods of time it can eventually soak into the finish.

Hard wood floors refinished by a contractor. sanded OK. oil base stain applied. a couple hours later, clear coat applied

wood floors look and feel ruff. Wood grain raised and not covered or beaded clear coat. no thickness to clear coat. oil base stain applied and a couple hours later he started applying clear coat. stained and 3 clear coats applied within 2 days. I think the stain was not dry and clear coat water base beaded on wood because stain was oil base. Water n oil do not mix. the stain should have been completely dry before he applied the clear coat. stain should have dried for a couple days before applying clear coat. is this correct. floors look and feel like NG

Happy to help, Terry. It's not uncommon to see grain raise when using a water-based polyurethane such as Rust-Oleum ProFinisher Crystal Clear Polyurethane. One thing that does make your situation unique is that you used an oil-based stain. Happy to help, Terry. It's not uncommon to see grain raise when using a water-based polyurethane such as Rust-Oleum ProFinisher Crystal Clear Polyurethane. One thing that does make your situation unique is that you used an oil-based stain. Since drying times can vary on other manufacturer's products, we generally suggest waiting 5-7 days to apply our product over theirs. What we recommend is to lightly sand with 220 grit sandpaper to knock out the grain raise, and reapply another coat of the polyurethane. Read Less

Rated 4 out of 5 by from overall, good The product meets its promises. The first 2 coats didn't show as much as we hoped. The third coat looks very good. The info suggests doing 3 to 4. We'll probably stop here. We've done several of our other floors with the oil based.... they set up more quickly but at the cost of much scarier fumed (even with our masks and respirators... nothing like worrying that you got polyurethane on a contact lens!). The water based isn't as terrible on the smell.

Rated 5 out of 5 by from Good Product It works! follow the directions precisely, and be sure you sweep, vacuum and wipe down every surface before applying, and you will have a great finish. I applied tow coats on day one (no sanding in between), waited 24 hours, did a light sanding, then applied the third coat and it came out as good as if a processional had done it. Did I mention being sure everything was clean? That is the only problem I had, and it was a self-inflicted problem. Just be sure you clean the room(s) thoroughly before applying this finish.

Rated 4 out of 5 by from Easy cleanup This product was used to coat a previously unfinished hardwood floor in a house that is over 170 years old. The floor was prepped by cleaning with a number of products including TSP and Awesome. It was scrubbed with a wire brush to remove heavy soiling. This product was easy to apply and second coat could be applied without sanding if applied within the stated time frame. Cleanup is with soap and WATER, which is largely why I chose this product. It was applied in an area that does not see heavy foot traffic so it remains to be seen how well it wears on the floor.

Rated 5 out of 5 by from Clear coat over paint works so far Hard to review a protective coating only a week after application but so far so good. Used the product over paint on stairs. Went on nicely, looks great. In a few months I will know more, but it is obviously better than the chipped stairs I started with.
