Yes, Bob. Rust-Oleum Parks ProFinisher Sanding Sealer can be sanded or recoated after 1 hour. It can be top coated with other polyurethanes, including oil-based. Rust-Oleum Pro Finisher Water-based Sanding Sealer can also be used over a previously stained floor. Always test on a piece of scrap wood or in an inconspicuous area before applying to the entire floor as a water-based product may affect the colors of stains.

Parks PRO Finisher Water-Based Sanding Sealer is designed for wood surfaces only. This is a penetrating sanding sealer and would need to be applied into a porous surface. The product would not adhere properly to this surface.
