do I need to remove the old flange or mount this on top

Yes, you will need to remove the old flange. Mine was held on with four screws. Once I removed the screws I used a chisel to cut/break the old flange so I could remove it.

Rated 2 out of 5 by from I gave it 2 stars for the quality of the flange. It is not your typical flimsy metal you get wit... I gave it 2 stars for the quality of the flange. It is not your typical flimsy metal you get with the flanges that hinge. I took away 3 stars for the poor directions and lack of parts. Step 4 states, 'at least four screws - one on both sides'. If you are using at least 4, then it has to be 'at least one on both sides'. The screws should be included. When replacing a flange, you need to replace the screws. The holes are especially large. You need special large headed screws. I had to drive back to HD to buy some. Also, step 5 states, 'two domed nuts ... (included)'. There were no domed nuts included. Overpriced, when considering it does not include necessary parts.

Rated 4 out of 5 by from good solution to an otherwise difficult job My closet flange had rotted away to nothing, and the 3" sewer pipe was woven into the joists so there was no play in order to cut it. After removing all the rusted debris from the funnel part of the old flange, the new one just wrapped around it nicely. The longest part of the job was driving to Home Depot. The reason for 4 stars and not 5 is that everything is made of steel, so this will deteriorate over time the same as the old one. Stainless steel would have been better than galvanized. The bolts (and slots) are 1/4' coated steel, so the old 5/16 brass bolts would not fit.

Rated 5 out of 5 by from Works well I had to replace a badly corroded flange embedded in concrete. The hard part was to remove the old flange and bolts without damaging the PVC pipe. A grinder and cold chisel did the job. After cleaning up the area, install the flange and drill for masonry screws. The screw holes are offset to miss the old embedded screws. I have used the urethane ring before and it worked well in this installation. Repairing old work over concrete is always tough. Use the right tools and it was not so bad. About 3 hours of work. This should last for a long time. I am happy with the results. The flange is sturdy and does not flex.

Rated 5 out of 5 by from Easy as pie Second floor bathroom , no way to cut out the old one , had a shower drain too close. Cut off old rotted ring with dremel and slipped this baby on for a perfect repair.

Rated 5 out of 5 by from Perfect! Easy to use. The old flange rusted out and the seal started leaking. Being Christmas Eve, I needed a quick fix, before company arrives. Because it was rusted so bad, I was able to pull the old flange off and this fit perfect around the PVC pipe. It could not have been easier. I had bought PVC pipe, joints, and new flange- thinking I was going to have to cut pipe and replace, but this saved me hours. It is well made. Make sure you overlap them correctly, they fit well when you do. Six screws later (need larger head screws than deck screws- I used wood screws), and I was putting on the wax seal and seating the tolilet. Again this worked great and saved me cutting out pipe and getting into a big project. Well made, comes with bolts. Could not be happier. Thanks

Rated 5 out of 5 by from Turned a disaster into a victory. I noticed a water leak in my office ceiling right below whare the MBR toilete is. I thought it was probably just the wax ring but when I pulled th etoilete off I found that the flange had all but rusted away and was no longer holding the toilete to the floor. The flange repair kit allowed me to cut out the old flange without having to cut any of the PVC.

Rated 5 out of 5 by from Works Perfectly - High Quality This two-preice repair flange works perfectly and is of great quality. Easy instructions with photos. Cut the old rusted metal flange away using a Dremel tool with a cutting disc. Then installed the two-price repair flange around the waste drain.
