I recommend the Thompson's Water Seal but with some caveats. It's important to read and carefully follow the directions. If you do that the product will work well. Do not apply Thompson's Water Seal to anything damp or wet; it will seal in the moisture and won't dry correctly (my experience anyway). If you are using new pressure treated lumber, make sure it's completely dry before sealing. I use a pad applier and a paint brush and work the product into the surface and remove any excess-thinner is better with this very effective product. Allow your deck, fence, etc to dry completely before applying this product if you cleaned it, pressure washed it, etc. Do not apply too thickly-apply a very thin coat and wipe off any excess. This is not the clear and thin as paint thinner product they used to produce. This product comes out of the can white and thicker than the previous product. That may be because this is a low VOC product so no brain cell killing fumes-I still recommend a respirator when working with any paint or sealant products but that's just me. I gave Thompson's a 4-not 5- rating because it's a product that can produce problems if you don't follow the directions carefully. Read other reviews on other sites before proceeding with applying this product so you can see what problems to avoid. I hope this is helpful.

Thompson's has been around for years. I have used it on all of my outside deck and concrete projects. It is easy to apply with a paint roller, brush, or sprayer. For best results on established decking or concrete I recommend pressure washing to clean out the dirty pores and spots of your project. This opens up the pores to receive Thompson's for a better and longer lasting seal against weather elements. Just follow the directions on its application because you don't want to use too much where it puddles because it starts to repel itself when it starts to cure.

This water seal is great on decks and concrete. It is thick enough not to run. I like the fact that it does not bubble very much when you roll it on.
One disadvantage is that it does not last more than 2 years here in Arizona. The sun is brutal and comes off by the second summer.
I like the fact that it comes in many different stains. It is worth the price to use Thompson's.

We used this to coat my sister's small deck at her trailer. We first pressure washed the deck, then used Thompson's WaterSeal to coat it. It was very easy to apply. We used paintbrushes and all tackled it together. A gallon went a long way! Even though we are not experts, the coating seemed to be even and it looked nice when we were done. So far it has been holding up great. I have not seen any kind of fading or issues with it.

Thompsons clear multi purpose sealer is great for so many things. wood, concrete, decks fencing etc... very easy to apply. I applied it using my small hand sprayer as well as my large pump sprayer, After power washing my deck in front of the brick oven I stained it, Then coated with a liberal coat of thompsons... wiped it in with a mop that I use just for this, (it saves a lot of bending) and left to dry..Now I know my wood will look good and preserve better for the next three to five years... this summer Im gonna do my back deck with it. But will probably use the Thompsons with the built in stain and waterproofing as the color has faded, This is a great product and a real time saver and cuts down on maintenance

Our sidewalks get stained from the iron in the water when the sprinklers are running. The iron in the water rusts, so the rust stains set in. Getting the rust stains off of the concrete sidewalks is no easy task and takes multiple pass overs to remove the staining. After so much work, sealing the concrete to prevent future staining is worth while. The Thompson's WaterSeal waterproofer works well as it is formulated to work on concrete among other surfaces. The application is easy once you read the instructions and each gallon covers a good stretch of sidewalk. So far, no recent rust stains have set in

I am so pleased with the results.... A product you can count on.
