How do I do the flashing for a residential flat roof with a 1/4" drop per foot pitch

In a reply to another question for this product, a Velux rep in 2014 wrote that for roofs with a pitch lower than 2/12, my contractor and his people like the roofer should do their own flashing around a curb he builds? Another Velux rep in 2012 in reply to another question on this same page said for pitches below 14%, to use flashing supplied by Velux named ECB Biepack Flashing. Two questions: 1) Is the ECB Biepack Flashing made for a roof that is nearly flat that is going to have a bitumen membrane roof finish put on it? The slope is 1/4" per foot. That is the minimum required pitch in Florida. We are putting a bitumen type roof on it. 2) If it is made for a nearly flat roof, what benefits does it offer my contractor over just having my roofer do his own flashing for example with the bitumen? The price of the ECB Biepack Flashing is about $170 and from memory, it seems flashing is usually less than that. What comes in the ECB Biepack and what does it do?

Peter, in regards to your follow up question on the flashing: Our curb mount skylights are designed to fit over a site-built curb, and our standard curb mount flashing (ECL/ECW) is designed to be installed around the base of that site-built curb if the roof pitch is between 10-60 degrees for an asphalt/shingle/shake roof, or 14-60 degrees for a tile or high-profile roof. If the site-built curb is built on a roof with a slope lower than that, then the standard (ECL/ECW) flashing cannot be used, and the installer will need to use their own flashing around the base of the site-built curb. Our deck mount skylights are designed to be installed directly over the hole in the roof deck and our standard deck mount flashing (EDL/EDM/EDW) is designed to be installed around the skylight itself. The pitch of the surface upon which the deck mount skylight will be installed must be at least 14 degrees. This is why our website recommends curb mount skylights for low slope roof applications; they can be installed on a site-built curb on a flat roof more easily than a deck mount skylight. The only way a deck mount skylight can be installed on a low-slope roof is if a site-built curb with a top that is pitched at least 14 degrees is installed on the roof. The ECB biepack flashing covers the top edges of the site-built curb like a shoebox top, but it does not go down further than that, so the installer would still need to use their own flashing around the base of the site-built curb where it attaches to the roof deck. I hope this clarifies the replies you read and received from our support team. Please contact VELUX customer service to request detailed instructions on the ECB biepack flashing since I do not have the ability to attach the file to this answer. No, this flashing kit is only compatible with a asphalt shingled roof deck. We do not offer a Metal Roof Flashing Kit for our Curb Mount Skylights. You will need to manufacture your own flashing for this application. Thank you for choosing VELUX!

My roofer just installed four Velux 2246 curb mounted skylights onto a new roof -- using four Velux 2246 CM installation kits. The kit comes with many 9.25" x 4.75" x 4.75" L-shaped flashings. Does regular installation use all of the pieces of this flashing, or are more supplied than are needed? Thanks.

The ECL 2246 0000C Flashing Kit comes with enough step tins to install up the sides of the curb. Typically, they are all used for the 2246 size unit. They are interweaved with the layers of shingles. If you ascertain that you do not need to utilize every step tin, according to the amount of shingles that you have, that is acceptable. I hope this is helpful to you. Thank you for choosing VELUX!

Rated 5 out of 5 by from Completes the Velux installation process Required for installation as this does not ship with the Velux skylight, which is a pity when you want to get on and finish the job in hand. That appreciated the flashing is easily installed and matches the skylight framing exactly. It has now been in place for over two weeks during which time we've had a few heavy rainstorms and not a sign of a leak, as per the guarantee. There were only a couple of cons, the break lines provided on the saddle flashing to allow for installation on a 3.5 inch curb did not easily fracture, it took a good number of flexings to get the flashing to give and you also have to be careful that the self adhesive underlayment does not make contact with itself or with previously laid pieces before final alignment, it "grabs" almost instantaneously and is the devil to detach and realign!

Rated 4 out of 5 by from Good Kit for Installing Velux Skylight....Do not attempt without this kit. Velux makes a great product, this kit included. I did this as a retrofit on a home with two layers of asphalt composition shingles. After cutting and framing and cutting back roofing etc. the last thing you want to do is to struggle closing your roof hole while racing against the imminent darkness or worsening weather. Two main complaints....primarily with the instructions: 1. Instructions don't go far enough in explaining the complications of the retrofit installation. My problem was that I have (2) full layers of composition. Here is what I did.... Cut back the roofing...(I actually didn't cut back quite as far as the instructions called for because I didn't want to have to buy shingles to fill the large gap between the curb and the remaining roofing material and interlace them etc....). Remove fasteners....(mine were a combination of staples and nails) adjacent to the hole before attaching your new curb. You'll need to be able to insert your underlayment between these layers (Clear a good 10 inches above/below and 6 inches to the sides). I then inserted standard uderlayment starting with a piece at the bottom...which overlaps the original bottom layer of underlayment followed by side pieces which overlap bottom piece just installed followed by the very critical top piece. Next I installed the curb. I stapled the underlayment pieces just installed to the curb. I created some filler pieces to fill up the area between the curb and the 1st layer of roofing to prevent a trough from developing between the curb and the 1st layer of roofing (I used some roofing cement under these fillers). From this point I proceeded to repeat the whole process, now acting on the second layer of roofing, with some modifications to make the best possible use of the self adhesive underlayment provided in the kit. As described below, this material is wonderful, but not ideal for a retrofit installation, so I had to improvise and use a combo of traditional and self adhesive underlayment. It would have been nice if the instructions covered retrofit installations more thoroughly. 2. Instructions don't tell you how your are supposed to make use of the self adhesive underlayment with a retrofit installation. This self adhesive underlayment is like a flexible seal material with a tenacious grip. The real problem would be when you try to somehow insert this material between layers of roofing materials then pull the release liner off. Things are not helped if it is a hot day (the adhesive gets even more tacky when heated up. Worse still, as this material warms up it becomes more limp and inserting it between the roofing layers is a nightmare. I seriously thought about pre-cutting the material to size and putting it in the freezer until the last possible moment so I would have a chance. If you are going to try this I recommend creating a "tail" of the release liner peeling back the liner and by cutting off a few inches of the underlayment only (this too is a little dicey once you peel back a little of the liner as this material sticks tenaciously to the scissors as well). Once you create this tail of the release liner it can be used to remove the liner after inserting the underlayment between the layers of roofing (with some luck anyways). I have done this retrofit before (no self adhesive underlayment) on a much younger house with a single layer of roofing. I have to say that a single layer of roofing is preferred by me (not really sure what Velux would have said). In any case, the "no leak warranty" is null and void because I could not execute the installation using the self adhesive underlayment without some serious deviations. Do your best to be prepared and be thorough. My prior installation never leaked and I have confidence that this installation will also not leak. Good luck to anyone brave enough to cut a gaping hole in their roof to let in the sun.

The kit had everything in it needed and fit the skylight very well. The storm guard included in the kit is very handy. I had another repair request for the same thing and I am going to buy the same kit. I have a roofing co and this is going to be my "go to" repair kit for all leaky skylights.

It was easy to understand and install, plus it came with a few extra pieces of flashing. I haven't had any leaks around my Velux skylights in 20 years. That's why I added a few more.
