I went with water based due to going around a pool and lots of plants around the deck. Product went on very easily with sponge mop for deck staining. Dried really quick in the TN sun and still beads up great in the rain. The warranty says 3 years with the single coat I did, I will not complain if it lasts at least 2 years. I have a 4000sq ft deck and wouldn't mind treating every other year at this price. In a few years I will try to update my review if able.

As a licensed contractor I've built about 150 homes in a cat 3 hurricane zone over the last 25 years. Unwilling to trust various manufacturer claims, I performed my own 5 year open air, ocean front tests near Cape Hatteras using 6 leading clear water repellent sealers on 6 different types of wood. Wolman Raincoat was the definite best in all respects. Since I completed my tests and then retired, the formula has been changed. Recently, when I tried to buy some for my own house, I was unable to to find a distributor until I tried Home Depot on-line for the second time. Glad I did - the product seems as good as ever, possibly even better.

The sealer arrived quickly with no problems. I have only painted 1 small item so I don't know exactly how it will be when I paint my outdoor swing. Thank you

Watery product, applied easily, but looked no better than before application. Wood seems porous and dry. No confidence that it is providing protection form rain.

This a good product for applying to decks where no color is added. I highly recommend it and wish Home Depot would stock it in their stores. It's a good value.
