My pressure washer was just not letting the product flow through. So I ended up wetting the whole deck, pouring this out over the surface and brushing it over the surface with a large wide stiff broom. I let it sit 10 minutes and then started pressure washing. Made a big difference as I tired without the product on a section and was just not as "clean". My deck is old and I am sure no product has been applied for over 10 years. I just bought the house.

Waste of Money. I used the entire bottle on my 12x16 deck and stairs and saw no improvement. I would have been better off just using my power washer with water than buying this stuff. Don't waste your money!

I had used this according to the directions and it doesn't clean well at all. Better off using dish washing liquid.

I used the Zep deck and fence cleaner to clean my wooden treated pine porch, Adirondack chair made of new growth cypress and a new growth cypress swing.
Following the directions I mixed the Zep to the strongest solution. I applied with Solo backpack sprayer.
I applied it first to my front porch. Again, following the Zep instructions for application, cleaning and rinsing. There was very little change in wood color. The wood wasn't very moldy but did have some areas of green where the sun doesn't hit on the porch. I used a 1600 psi pressure washer with the recommend tip. The porch is "cleaner" but that is likely from the pressure washing alone.
Next was the Adirondack chair. Again, applied the Zep Deck and Fence cleaner to the unfinished wood of the chair. The chair is placed out of the weather at our back porch. It was very moldy so I expected better results. Upon cleaning the chair with the same pressure washer I was disappointed to see a lot of black on the normally lighter color new growth cypress.
Last was the new growth cypress swing. This swing is in the weather and in full sun. I applied the Deck and Fence cleaner in the same manner as above. This time I got great results. I didn't do anything different in cleaning the swing - no scrubbing or changing the formula concentration but the swing is obviously almost new looking. I was about to consider the Zep Deck and Fence cleaner a let down but then it did such a great job on the swing that it has led me to believe that it may be more issue of what is on the wood.
Positives are that the Zep cleaner is mild, no harsh odors or problems handling the product. No negative impact to plants or grass that were in the cleaning zone. This is not a bleach or other whitening product. In fact the cleaner is clear as water.
I can recommend the product but with the added note that results can certainly vary.

Used it exactly as directed in a pressure washer, did an area with the cleaner and an area without it and there was no difference. This was on a 3 years old pressure treated yellow pine fence.

Used according to instructions on a newer deck that only had one year of build up on it. Saw no difference compared to just power washing with water.
