ZEP Floor Sealer protects most types of interior floors against common food and drink stains, petroleum and asphalt. The sealant works well as a base coat for a finish and goes on clear.

Rated 5 out of 5 by Works great for me! This stuff worked great for us on both of our floors! We installed a new Armstrong VCT (vinyl composite tile) floor downstairs. I used the Zep floor sealer (2 coats) followed by 4 coats of this polish on the floor, following Zep's instructions. Looks great. NOTE: Make sure the floor is thoroughly clean, first, though, or you'll also seal in dirt/lint/etc... But the best part? I had some left over, so I used the same method on my Marmoleum floor upstairs (after throughly cleaning, following same directions), which was dingy, dull, scratched and scuffed when we moved into the house. I do plan on eventually replacing the floor, but it made a huge difference in the way it looks and hid most of the scuff marks. My husband even commented that it doesn't look the same color. Thoroughly impressed with the results. Great product! NOTE: It's been two weeks and it still looks great! I have been vacuuming and mopping with hot water. I am going to investigate Zep's floor cleaner to see if that will keep the polish shiny as I'm afraid to use anything else that will dull the finish. January 10, 2014
Rated 5 out of 5 by Worked for us! We laid down vinyl peel and stick in the three bathrooms a front entry. We wanted to protect the vinyl and prevent dirt and moisture from getting in the cracks. We are renting our home and want to renter-proof our vinyl floors. The process said use the 1st step to strip, the 2nd step to seal it..(this product) and the third step is the wax. So just like the comment from the person who said it puddles, my husband was distressed. As he put the sealer on with a foam paint brush, the product puddled..."um, honey, we have a problem. The puddles may prevent us from using this product." Without hesitation, I took the foam brush and thinned it out...no puddles and a giant "whew.". On the next bathrooms, I used a clean sponge to do the application! EASY! September 13, 2014

Rated 1 out of 5 by Dryed with lumps, looks terrible Used this product on new Armstrong VCT tile, after cleaning with ZEP Neutral Floor Cleaner. Applied two coats, per the instructions. Dried with ridges and lumps, which ZEP's C.S. says was because I did not strip the tile first, did not use a DRY rayon mop, and the sealer dried too fast. If you can't get good results by following the directions on the package, you should not buy this product. (and H.D. does not sell rayon mops - try Target) I'll be taking back the unused portion for a refund. September 26, 2013
