Can I use in commercial buildings to put around cabbles whit less voltage than electric cables

That depends on your municipality. I used this stuff in Denver and though it meets UBC and NFPA building code, my inspector failed my inspection because of this foam. First check with your building department to make sure they'll allow it.

Can this foam be used around a vented gas fireplace flu?

I would be wary of using this product for that purpose. though this product is a fire blocker, that doesn't necessarily mean that it won't out gas toxic fumes when it heats up from your exhaust temps.

Is this foam commercially rated to where I can use it in a office building?

Dear BuildingTech: No. Despite the "Fire Block" name on the can, this 3M spray foam will ignite at just 240 degrees F -- significantly lower than the ignition temp for wood studs. The same is true for Great Stuff Fireblock foam. Neither are rated for a fireblock assembly, and should never be used near a source of heat -- e.g. recessed lights, exhaust vents, furnaces, etc. Both are banned as a fire stop in commercial construction. We typically use true fire barrier caulk, e.g. 3M Model # CP-25WB+, Home Depot Internet #100166701 Store SKU #163096. For larger gaps, we pack the gap with Roxul rock wool, then cover the surfaces with 3M caulk. I hope this is helpful, Mark

Can this foam be used to seal PEX water lines that penetrate plates?

But, in Denver this product will get tour product failed on the spot. By then you've already used 8 cans to block 6 floors if a high rise building. Then you have to spend another 3 days removing the foam and another 2 days re applying fire caulk after spending another $300 on caulk. If you live in Colorado don't buy this garbage unless you like being the 1 trade that holds the entire $30 million project back by a week to remove this garbage and replace it with an approved product.

This may be used to supplement fire rating of existing walls or I would recommend this stuff for general blocking fumes (garages) and air in risky areas. Be aware it is NOT fire rated. I.e. when walls must be 1-2 hr, rated for multi family, it wont pass. Fire rated stuff is pink, one is made by ABESCO, FP200. Check w/ your code enforcement. and make sure it has ASTM E814 / UL 1479 on label.

The can says it meets all codes, but my local building official made me dig it back out and use the caulk because they require a product with a listed 4 hour fire rating which this product does NOT have. Trust me, it's not worth it, just use the red fire block caulk instead!

We’re rehabbing a home and our plumber/electrician didn’t fire caulk any top and bottom wall penetrations. It was up to me to do that. It’s OK…but on a couple of cans, I broke the straw before even using the can…which was bad.

If you're a first time user please practice a little with a shoebox or something, don't do what I did. Once I got the hang of it the foam worked perfectly. You can even be a little sloppy and fix it up with a pocket-knife. Glad I found it.
