We caulked the screws attaching the metal roof which keeps it mostly water tight. Sometimes a little water finds it's way in but we're not sure how.

Rated 5 out of 5 by from Personally, it was a breeze for my husband to assemble, and has been solid as a rock. It took my husband a Sat/Sun & an additional Saturday of the next weekend to have it fully assembled and build a tiny ramp so we could drive our riding mower in. He had a complaint about how hard it was to put the last two panels of roof on, however, all it required was me to stand there with a wrench to hold the bolt tight as he couldn't reach through. Other than that though, it went great. I have become quite the expert at judging the ease of item assembly in respect to my husband. This shed, only made him curse twice. That's a new record, thereby I give it an A+ in assembly, and since all men like to shake and pound their masterpieces ("Oh honey we're just testing the durability!") he made approving grunts and didn't do any further work to it. So, A+ for the shed itself as well. I'd recommend it highly if you're considering it as one of your choices.

Self-drilling screws would have made the assembly much faster. 2) WORSE: MISSING or unvisible part numbers. The imprinted numbers were partly visible or even missing and always in a different location of the part. THE WORST was confusing part 6633 with 6627 on the corners to find out that the side wall panels panels do not match the length. 6633 is short by 2 inches and was missing the part number. The instructions DID NOT include the width of the wall panels . I had to revise 3 corner panels to fit the length. 3) The top angle bars were not stamped and had not enough overlap with ONE screw only. 4) The panel wall thickness if too thin and is very sensitive to dents even with extreme caution. 5) The instructions are confusing and irritating at times because of the part numbers are used in the figures with out connection to the names of the parts that are used in the text. One have to remember which part number means what part. The figures on page 7 are too small, the important detail of how to join the parts is too small to see on the figures. A lot of thinking to figure out the correct assembly. 6) A systematic error in the instruction steps: Middle beam first to hold the corners before completing the side walls else not possible to assemble from outside with no matching holes and adjusting the beam at the right location with 2 persons communication across the wall to get the beam horizontal and in th e right palce. All this and I am still at raising the walls, no roof yet and no front door. Event with too people involved : how can you leave one corner walls free to swing with the wind while doing the other corners until you bond the corners together with the middle beam and the top angle, almost impossible with some light wind.

Rated 4 out of 5 by from good, but watch out for issues Pros- value, especially for one that includes a floor kit. Arrow customer service was helpful but unavailable on Sunday. If you follow directions and make it square and level, things fit together very well. Cons-Despite receiving the recommended number of washers, there were not enough. Called customer service Monday 9 AM and received more Friday afternoon. These are special plastic washers not sold at the hardware store. Directions for the floor kit were unclear whether large plywood pieces went front or back; naturally we assumed the wrong placement and had to do it over again. A couple other places also were unclear but I forget now what they were; overall, directions were good. Also, Arrow recommends all over the place that you anchor the shed, but Home Depot does not sell anchor kits. We had to improvise with dog stakes and clothesline. All said, it's great for the money and not too hard for two people, just tedious. Definitely use power screwdrivers. Allow two days for two people assuming your site is ready; that does not include installing the floor. Also, this is almost three hundred pounds well-packed but heavy to unload. I expect this shed to outlast us.

Rated 5 out of 5 by from Assembling a 10 x 12 Shed When you first open the box, the task ahead of you may seem daunting. But, follow the directions, step by step, and you will feel good about what you accomplished. I was pretty amazed when everything lined up right down to the last screw. Sure, there were a few that needed a little coaxing, but we are talking about holes pre-drilled in steel. So, overall, I am very pleased. While working with the panels, keep in mind that they are very thin steel. When assembled, it presents itself as a somewhat solid structure, but the metal is thin. It will dent if you look at it the wrong way. Some of the dents can be pushed out, others you will have to live with. Just remember that you didn't pay a fortune for your 120 sq ft building! A final note: One person can do all the prep-work, and many of the finishing touches, but there will be times when you have to have some extra hands. Use them wisely! ;-)

Shed is good and stands fine, but the instructions were not very clear for building. LOTS of pieces to put together and need definitely 2 people at least if not 3 to hold very long parts. Also bought wood separately for flooring. Have not had shed through winter yet
