The BEHR PREMIUM Elastomeric Masonry, Stucco and Brick Paint is an exterior, flexible high-build coating designed to expand and contract, bridging hairline cracks on vertical masonry surfaces. The finish has a limited lifetime guarantee. This extremely durable, mildew and dirt resistant waterproofing finish has superior elasticity and elongation properties, stretching up to 600% to resist cracking and withstands up to 98 mph wind-driven rain. The 100% acrylic latex formula provides a breathable film, releasing moisture that builds in walls. Ideal for us on properly prepared exterior vertical surfaces such as stucco, masonry, concrete, concrete block or brick as well as adjacent wood and metal surfaces.

        A:  Hi educator, thank you for your question. If the stucco is in sound condition, there's no need to re-stucco. However, we'd suggest removing any of the flaking paint and cleaning the surface well. After, priming with our Multi-Surface Primer and Sealer (https://www.homedepot.com/p/BEHR-5-gal-White-Acrylic-Interior-Exterior-Multi-Surface-Stain-Blocking-Primer-and-Sealer-43605/100161305), and then applying our Elastomeric Paint.                 Best exterior stucco paint I've ever used
                [This review was collected as part of a promotion.] I purchased this paint the first time several years ago on the recommendation of my handyman. I have a stucco house that had a lot of small cracks. This paint performed so well, I will never use any other paint on stucco or masonry. The coverage was superior. Five years later, the paint is still in good condition in a harsh climate. There's been very little fading.

                  [This review was collected as part of a promotion.] I'm painting my stucco house with the Behr Elastomeric paint and love how it creates a vinyl like coating that has strong adhesion. I peeled some of the paint off of the paint tray after it was dry and even coming off of a smooth surface, was difficult to peel away. I know this paint will last me several years.

                      Great product, the very best exterior stucco

I’ve had thi paint on my house going on 6 yrs and I have to say is looks as good as the day I painted it..I live in south Florida and the sun is very hot almost all year around. The paint has not lost or faded at all , and we’re I had some stucco cracks, the paint sealed and keep till this day. In my opinion this is the best paint I have ever used in the 31 years that I’ve own this house..

                            Awsome paint
                            I'm a general contractor. First used it on a large concrete planter full of cracks and salts bleeding though. Could not believe the results. Stopped bleed through of all salts. Been 15 years and have repainted it once or twice. No salt bleed through yet. Started using it on concrete pillars and it stopped all cracking and peeling. Installed new T1-11 plywood siding on an addition in Phoenix. Because of the temps it began to crack and de laminate. sprayed and brushed 3 coats on to fill all cracks. Just repainted 10 years later with 2 more coats. T1-11 looks brand new still. I use this product on all exterior applications to stop water penetration problems. About to use it on a manufactured home with crap siding where windows are attached to the outside of the siding rather than being properly installed and flashed. This along with new trim, and elastomermeric caulk will eliminated constant window leaks associated with these older manufactured homes until it needs painted again. The only down side with elastomerics is you can only use elastormerics on top of them so this must be disclosed when selling a home.
