If I seal this, would it be okay to use as the base of a treehouse? The treehouse will have walls and a roof, but obviously not as water tight as an actul house.

No. Like all interior grade plywood, this will eventually become unsafe and fail if used outdoors. Besides the obvious safety issues, that would violate all known building codes. Any exterior project requires plywood that is assembled using exterior-rated adhesives. There is no finish known that can permanently prevent de-lamination when exposed to the elements. That's why all codes require exterior grade plywood for sheathing. Floors are even more crucial since they bear weight directly and often have moving or "live" loads. When we consider the wind moving the tree limbs, good engineering and proper materials are crucial! If a tree house is of any height at all, eventually there could be a disaster no matter how well you build or reinforce the floor. If you use dimensional lumber, it must be pressure treated to resist rot. It's also a good idea to SEAL all end-grain with several coats of primer and paint. Some even use plastic dip or truck-bed liner to seal wood. I love tree houses and have helped build several, but we are bound by safety considerations above all else. Use exterior grade materials ONLY. All these exterior grade products are available at HD, and the people there know their business. Ask for help before you buy! Best wishes and be SAFE! ;-)

No. This is an interior-only product. Home Depot stocks other plywood and treated lumber that is rated for exterior applications.

Will you cut this panel a little bit smaller? Like 40” x 20”.

This material cuts very well. I use a 96 tooth 10" blade Freud Diablo on my table saw for a flawless edge. With any finish wood, a topknotch blade like this is essential.

Sometimes I will stain it to work with other woods in the house, but just as often I'll simply clear-coat it. I love opening a cabinet door and seeing the densely-plied edges that are surprisingly decorative. The birch takes finish well and always has at least one side with clean edges, often both sides.
