A mixture of turf type fescue (39%), turf type perennial ryegrass (39%) and shade tolerant chewing fescue (20%) is designed for lawns that are part sunny and part shady. It can be planted throughout most of the US. There are no cheap coatings or fillers or chemical treatments of this seed. It is guaranteed to grow. It is not a GMO seed and is all natural.

The seed doesn't necessary have to have that but your soil conditions may make seeding more successful if aerated. That just depends on how much thatch you have and how compacted your soil is.

No that is not a good choice for a year round lawn in Florida. It will survive the winter and spring buy not the summer

You can but you may not see any grass until next spring. It should winter fine if it is not on a slope. The seed will remain on the soil till next year.

what is the % germination rate? what is the %, by weight, of non-grass seed in the mix?

Germination rate is at least 80% and the amount of non grass seed is less than 2% and there are no cheap coatings or fillers.

It will not spread much. You lightly over seed the entire lawn or simply seed the bare spot.

Let me start by saying that I am not new to growing grass and starting a lawn from scratch. I have always done my research where picking the right grass seed is concerned. 5 weeks ago on 6/19/20, I decided to redo my lawn from scratch. I bought a tiller and removed the existing lawn which had been taken over by crabgrass and weeds. The main thing I needed was grass seed, one which had no fillers, additives or fancy coatings. I came across Mayberry grass seed while surfing the web. Their site suggested HD as a seller of their various grass seeds. They promote that their grass seeds contain just seed and nothing more. They also say that their seed will grow anywhere. I figured I would try it since that's exactly what I was looking for. I must say I was skeptical at first, in the past I had used products that were expensive and didn't grow as described and in turn grew lots of weeds. After tilling my old lawn, I prepped the soil with lime and starter fertilizer. I bought two differnt types of their seed....this one and the Turf Perennial mix. I blended the two different seed types. From what I have read, the best lawns contain a blend of grass seeds. So long as you pick the blend relevant to your climate you should have a nice lush lawn. I added the blended seed and covered the entire lawn with straw. I watered daily and within a week I started to see the grass come in. Each day the lawn continued to grow. After 3 weeks most of the lawn was in. My setback was the straw..not sure if I used too much but I had several areas that the grass was struggling to grow under the straw. I had to remove some of the straw and apply more seed to those spots. The grass continued to grow. The grass started as a fine, thin blade but then began to thicken and darken into a beautiful green lush lawn. My photos show 6/19/20 -Week 1 and 7/24/20-Week 5 current state. I have not cut the lawn yet I am waiting for some of the redone spots to come in. I plan to do the first mow within the next week as some areas have gotten very long. I am very pleased with this grass seed, it has little to no weeds at all. It grows as described and I have since purchased more seed to fill in the lighter spots. If you want a green, easy to start, lush lawn...this seed is for you!!

I've intentionally waited 8 weeks before reviewing this product, thinking I would give the grass ...
I've intentionally waited 8 weeks before reviewing this product, thinking I would give the grass a very reasonable time to perform. And it has NOT performed. The first round of seeding yielded about 75-80% growth. The new seeds were covered, kept the ground moist and still had large patches that did not germinate. See the photo and you be the judge. After 5 weeks I reseeded the bare spots again, covering each local seeding with dirt, enough to cover the seeds. Kept the ground watered and moist. Out of that 2nd reseeding about 20% germinated. The grass is a very fine blade and does not work well for medium traffic areas. I won't buy this product again.
