Deck Surface has grey Splotches
Our treated wood deck is less than a year old. Since it’s just my wife and I, the deck gets little use. To protect the deck, I purchased Olympic Maximum based on Consumers Report review. I power washed and cleans the deck thoroughly before applying one coat. Weather was clear for days after. After a few weeks we started noticing grey splotches all over the deck (see pictures). They can’t be removed.

Very disappointed with this product! This is the first time I have used Olympic Waterproofing Sealant. Have used Thompson clear waterproofing sealant many times prior, but it wasn't available this year at Home Depot. I purchased this Olympic product as it seemed to be the closest available product in stock. Had previously applied Thompson with a sprayer to have it apply evenly; although Olympic product application directions said it could be applied with a sprayer, it could NOT. The consistency was like paint & too thick to applied with sprayer. Opted for other suggested application methods, used a paintbrush on stairs & railings/ roller on deck surface. When pouring out of the can, the product looked to have an amber color to it, I assumed because it was "clear", that it would dry clear. Unfortunately, it dried creating a very uneven color to the wood. Unfortunately, I will be embracing a "rustic look" to the wood and hope that it fades and blends with the sun.

Durable coating that is easy to apply.
After building a new redwood fence this was my second opportunity to use Olympic clear for the finish. Work was done today 5/11/2021 in 93 degree dry weather. There was several spots on the fence where I had to sand to remove blemishes, leaving a very light obvious marks, but the stain nicely balanced out the finish so nothing was noticeable. The sealant went on very easily and was very forgiving. I finished one board at a time and went back on several occasions to touch up spots I missed in corners, etc., No problem at all. I used a 4" brush and put on a good coat, but not to the point of runs. On a few occasions I did get a few runs around the edges, which was very easy to touch up. Also had a few spots I missed and came back for touch-up and you couldn't tell any difference after the brush went over the product a second time. Just as simple as applying regular paint, very easy clean-up, and with the dry redwood the sealer quickly soaked into the wood. The sealant has a light gold solid look to it as soon as you open up the can, so no surprises that it isn't clear, but it only gives the finished wood a slightly darker natural look. Even in 93 degree weather today I had no trouble with the material drying too quickly or not giving me an opportunity to go over the boards a couple of times to be sure the finish was applied evenly. Great experience, nice finish, easy clean-up. The other side of the same fence was required to be painted as it is exposed to the street. Comparing the amount of paint used in comparison to the clear sealant, I was able to get almost twice the coverage with the clear product vs. the Behr Ultra Paint and Primer. The Olympic sealant applies faster than the Behr, too, being so much thinner and easier to apply with the brush. The sealant acts very much like an oil base stain when being applied, even has a very light smell similar to oil base products, yet cleans up quickly with soap and water. I'm very satisfied with the finish provided by the sealant, and the ever so slightly darker finish with the sealant gives the redwood more depth, along with a uniform finish that you don't have with the raw wood. I will continue to use this product without hesitation. It works well in providing protection of the wood from the elements. My area sees summer daytime temperatures nearing 110 on occasion, and the protected wood on prior projects using Olympic clear sealant looks good after several years of living in this harsh environment. I can't imagine ever leaving raw wood outside without some level of protection from damage and the Olympic product is about as easy as it gets for simplicity, durability, and speed of application.

I like this product because it's affordable and also provides good protection to my new fence and deck that is compliant with out HOA guidelines. If you enjoy the look of natural blonde wood, this is the product I recommend. The only drawback was that some of my fencing absorbed this so much I had to do two coats, and that was a lot of work. Also now, after a winter with snow I can see that some areas might need a touch up, but overall I am pleased with the product and this is my 3rd purchase of it.

Misleading name - It is NOT CLEAR.
The product name is not accurate. We expected clear, like water-based polyurethane is clear. This stuff is not clear. It imparts a decidedly amber or orange cast to the wood, that varies depending on the lighting. We applied it to new, thoroughly dried, pressure treated SYP that has had no previous finish. We would have chosen something else had we known this, because we wanted a natural look. It's not ugly, just not what we expected based on the product description.

        Bought the clear sealant
Just put this on today and it brought out the beautiful redwood. Once we get the rest of the landscaping and 2nd deck in, it will look like a magazine!

          Terrible product
We applied this product last year and its already peeling off after winter and looks terrible . So awful disappointed and so much wasted money on my 900 square foot deck and so much rework needed . This product is suppose to be clear but has a tan / yellowish finish . Will never buy this product ever again.

Beige is the new Clear The 565xx Olympic maximum sealers are water based stains. 56500 is labeled “Clear”, but it is beige. If you click on the link on the product page “Use and Care Manual”, the first sentence is “OLYMPIC MAXIMUM toner provides a slight hint of color that allows wood’s natural grain and texture to show through.” It describes it as “Acrylic/Oil Resin”, and for the honey gold color: 17% solids. I applied this using an HVLP sprayer on western red cedar roofing that had weathered a few months. The sealer penetrates, leaving a transparent tint on the wood. Since the shingles had already lost a good bit of their color, the sealer actually restored their color in a very natural looking way. This is because the color in this sealer is close to the color of freshly cut western red cedar. I applied a second spray coat on the section in the photo. The first coat effectively sealed the wood, and the second coat does not penetrate. The second coat made the color slightly more intense. Spraying too heavily on the second coat much more quickly gives an opaque accumulation, compared the first coat on the porous wood. The accumulation is beige, but I found it easy enough to avoid using the HVLP sprayer. In years past, I used the 575xx (cedar tone) oil based version of Maximum (described as “Oil Resin”). The current 565xx water based acrylic sealer sprays more slowly than the old oil based, but it is sprayable without thinning. My sprayer is a Wagner Control Spray Double Duty. It is definitely easier to clean up. It easily rinses away with warm water. This sealer includes UV protection. This is probably why it needs to have some opacity- to absorb and block UV before it gets down to the wood. I wanted the oil based but it is no longer available in the Philadelphia area. After using this acrylic version, I find it applies very similarly to the oil based. I worry that it doesn’t put as much oil into the wood, since this is an important part of the protection. But I think the surface protection against UV is probably just as good. I didn’t take a before photo. It would show a somewhat whitened color. The photo shows after two spray coats. The beige in this stain is perfect and restored the new cedar look. I’ve installed a zinc strip near the top to suppress the black algae that grows on roofs. FWIW: the wing to the right is 24 year old cedar. In 2011 it was cleaned, then sprayed with the “natural cedar” color of the older oil-based maximum (the 575xx product). That was a semitransparent stain and had an orange color when new. It has darkened and what appears white is exposed wood. I used a Wagner power spray double duty HVLP sprayer. It holds 48 oz in the larger reservoir. This covered about 150 sq ft. To avoid going up and down, I bought a 2 gal bucket and cover at HD, then installed a spigot. I filled it, and hung it off the side of the ladder top. The sealer is quite viscous and flowed very slowly through this ~1/4 in spigot. But it worked, held just enough for this 800 sq ft section, and saved the up/down. This roof is 1600 sq ft. The 5 gal covered all in a first coat, and just over half in a second coat. The line in the photo is a fall arrest harness from the Guardian rooftop bucket/kit (from HD). I prefer to anchor it under the opposing eve in a heavy screw eye, which keeps the line more vertical.

              Olympic MAXIMUM Waterproofing Sealant Clear
[This review was collected as part of a promotion.] We live in the woods, with large oak trees overhanging our deck. Our deck takes abuse year round from not only rain and sun, but also sap leaves and debris. Olympic MAXIMUM Waterproofing Sealant has kept our deck protected for the last 2+ years with no signs of deterioration. With other products we used in the past, we needed to apply a sealant every year. After 21/2 years water still beads just like it did the day after application. Thanks Olympic!

[This review was collected as part of a promotion.] We actually used this on our Adirondack siding on our full-time cabin. It lasted longer than promised, about 6 years before needing a fresh coat. The color is deep and smooth, even on the roughest parts of the wood.

Maximum Clear Waterproofing sealant 3 yr protection
We were quite exited in replacing our old spruce deck with a new cedar deck. we took great care picking our the deck boards to ensure a nice wood grain in the board. When it came time to picking the sealant, our local building supply store recommended the Olympic Maximum 3yr clear as a superior product that would not change the natural look of the cedar grain. Prior to building the deck we applied 3 coats of the sealer to all 4 sides of the deck boards. Once we had finished the first bunch of boards we noticed the clear coat was not turning clear and was really a golden finish.Once the whole deck was built, both tiers, the finish looked like it was fading after 1 month, We then rolled another 2 coats of sealer on the entire surfaces. At this point I realized what a mistake it was to use this product. After 3 months the deck looked like it was 10 years old. This product does not stand up to what it should do. Its now 1 year later and we just re-coated another layer on 1 of the tiers. We are now thinking we may have to hire someone to come in and strip off all the decking and sand down to the wood to apply a different brand of sealer. Terrible product - DO NOT BUY IT!

                    "Clear"
Been buying Olympic products for years and never had an issue until today. In short: THE SEALANT COLOR IS NOT CLEAR!!!! We applied this "clear" sealant to our blue and white shed and our white patio stairs. It stained both the shed and the stairs a orange/brown color. Now we have to buy new paint and completely repaint our entire shed and stairs. Not only will this cost a couple of hundred dollars but will also eat up at least two (2) more days of work. That's in addition to the wasted money buying this sealant in the first place! I simply do not understand how Olympic can advertise this item as clear sealant when it most definitely is not. Very sad and disappointed....

                      Clear
We used this product on pressure treated pine (porch and deck) and cypress siding on our newly built home. We let the wood cure to be sure it was dry. We cleaned it well then applied 2 coats (3 in really dry spots) of his product using a backpack style sprayer, following the instructions on the cans. The sprayer worked well and I was able to get an even coat. It went on easily and dried quickly. It looked beautiful... for about 9 months. It started greying and getting mildew spots in under a year. We used the clear because we did not want to change the color of the wood and understood that we would not have a lengthy time period between having to reapply. But we truly thought we would get the 3 years (4 on the siding) that was warranted. We have a VERY large home (6000 sq ft) covered in cypress siding and 8 ft all-surround porch with a 16 ft back deck. That's ALOT of wood to protect and we are very disappointed with this product as I am now faced with having to not only reseal it, but do an extensive cleaning job beforehand. Needless to say I am in search of a new product to use.

Olympic Maximum - Clove Brown country home - the "Wow" factor.
Several years ago we built a kayak shack on a beautiful piece of Creekside land that we used for recreation. We stained the small building using Clove Brown Olympic Maximum. The small building, with the green shingled roof, looked like a tree camouflaged by Mother Nature. Three years ago, when we built our country home on the same property, there were so many decision to make but the one thing my husband and I did not need to discuss to death, was what stain to use on the exterior of the house. And yes, friends agree, this house has a “wow” factor. The stain went on smooth and is holding up wonderfully – on both the small and large buildings.

I switched to this product over others I have used based on recommendation....figured I would pay a little more for quality of the product. However, I quickly became very disappointed as the seal no longer works after less than 4 months since its initial application. I applied this to a newly built deck, applied twice in 75 degree weather and waited 24 hours before applying second coat. I reapplied a third time on the stairs and it currently works, but, shows me how poorly the rest of the deck really looks.

Lasted less than one year. Color is flaking off all over the deck. I would strongly advise against someone using Olympic products after the results from this outdoor stain. It states on the container that it lasts for four years, but only lasted less than 8 months (less than 17% of advertised life)

I was not satisfied with the application process of this sealer, to do a professional job you had to return to the area just coated and use a brush or small pad edge to get into the plank gaps. I initially used the recommended pad with the result above, then I used a 3/4 inch roller for another sealing area the next day. It was better but did not leave a layer of sealer that was thick enough on the planks, the sealer did run down the plank gaps with a second pass of the roller edge. Perhaps a foam or lambs wool roller would have left a heavier layer. But when I do it for the next section, I believe I will use a sprayer. (Note: Whatever shows up on the underside of the deck is unseen.) Personally and professionally I used to use Thompson's and felt I got better visual results, the durability of this product will have to be seen next spring and summer.

Olympic Maximum Olympic Maximum covered easily with a single coat. Because our deck is small we used brushes, but it took little time. It dried quickly and evenly. We had rain not long after the application, and the water beaded up and ran off.

Seems like the water is beading up nicely on the deck. Put it on 3 weeks ago. Hope it will last a full 3 years as it says.
