They Leak
The neoprene or rubber washer on these is A) thinner, and B) not as flexible as similar screws I've used in the past. I've done quite a few roofs (as a private homeowner DIY-er) and never had as many problems as with these screws. I've used screws of this type on both plastic and metal roofs, and I find that these particular screws are prone to leakage.
I drilled pilot holes, giving room for expansion/contraction, and drove the screws in straight so the washer is in contact with, but not compressed or deformed. The slightest deviation from this results in a leak, whereas the screws with thicker/softer washers tolerated imperfections or wows in the roofing material much better.
I will have to seal each one of these screws with "Through the Roof" sealer or some such.
