RadonSeal Deep Penetrating Concrete Sealer is formulated to permanently seal, strengthen and protect, poured concrete, concrete blocks and cinder blocks. RadonSeal penetrates up to 4 in. into the concrete, to block vapor transmission, water seepage and radon gas. Use RadonSeal Plus on indoor concrete older than 20 years, indoor concrete older than 2 years, or concrete with a history of water seepage. Ideal for basements where humidity and/or water seepage is a concern. Use on concrete slabs, garage floors, foundation walls, parking structures, warehouses and factory floors. Prevents efflorescence, mold growth and pitting and spalling due to freeze-thaw, road salts and chemicals. Safe and easy spray-on application for homeowners or contractors. An excessive amount of water during the initial cure causes fine particles to rise to the surface resulting in a weak layer of “laitance” on the surface. Sealing the concrete with RadonSeal will increase surface hardness, helping to reduce surface dusting due to a compromised pour (45% increase in surface hardness | >200% increase in wear resistance). In a high-percentage of applications, RadonSeal alone will significantly cure the dusting problem. With that said, concrete varies greatly! If the problem is more severe, use LastiSeal Brick & Concrete Sealer as a secondary sealer to further bind the surface. Nothing replaces a proper vapor barrier underneath slabs, but RadonSeal will aid in the reduction of moisture transfer through concrete by internally sealing the matrix of concrete (pores and capillaries).

Yes, you can paint concrete over a surface sealed with RadonSeal. Applying Paints & Coatings – Wait 10+ days before applying paints, coatings, adhesives, or patch repair compounds. As RadonSeal begins to react and expand inside the concrete it may purge dirt, loose minerals, salts, and efflorescence to the surface for several days after application. Clean purged contaminents and efflorescence by mechanical or chemical means when necessary.

Proper application of RadonSeal to poured concrete requires two wet-on-wet applications roughly 15-30 minutes apart. This ensures optimal results. The listed coverages included both applications so 1-gallon will do roughly 200 sq.ft. in two applications. Applying less sealer will diminish your results but it would certainly have a beneficial impact.

RadonSeal cannot be applied to painted surfaces (no penetrating sealer can). Paint would prevent proper penetration and not allow the sealer to function as designed. Concrete should be clean, dry, and porous before applying RadonSeal

RadonSeal is not recommended for use on acid stained concrete. The appropriate sealer to use would be LastiSeal Brick & Concrete Sealer.

First, make any necessary repairs to cracks, mortar joints, corners, and floor-to-wall joints where the water will more easily finds its way int. Secondly, apply RadonSeal to the blocks. Lastly, skim coat the wall 10-days after applying RadonSeal. FYI – Cinder blocks are water-permeable blocks and not easy to seal. In severe cases, impossible to waterproof from the inside/out (excavation and reapplying damp-proofing coatings would be required). If you need expert advice, please contact a RadonSeal product technician.

Now would be a great time to permanently seal the concrete with RadonSeal. By eliminating moisture from below you will protect your carpet and laminate. First check too be sure the concrete is porous. RadonSeal needs to be able to penetrate into order to work properly. Interior slabs are often finished very smooth, making them "tight" on the surface. Use PowerEtch to prep the concrete if necessary (a safe alternative to acid etching). The concrete should be clean, dry, and porous, before sealer application.

I monitored my radon levels with an electric radon detector for over a month and it stayed right around 11 for long term and 7 day readings. After following the application steps better than most probably can (I had a very clean floor to begin with) for my entire unfinished basement floor (applying 2 "wet on wet" coats) and filling all cracks after the application, my levels remain at 11. This did absolutely nothing to help with radon levels. I took a risk on buying two buckets so I could do the recommended 2 coats everywhere and it was a bust. Also, it's been 3 weeks since applying the two coats with no change whatsoever in radon levels for the entire 3 weeks.

Its quite surprising that after repairing all your cracks and sealing your foundation and slab with RadonSeal, you saw no change to your radon levels. Where else could the radon be entering your basement? Sump pit? Floor drains? I would be interested in talking about your situation in more detail. So far, the application appears to have improved the dampness...
So far, the application appears to have improved the dampness situation considerably. However, we have not had any of the heavy rains like we experienced in early January, so the jury is still out for a bit longer until we get more rain and see if the desired waterproofing effect is in fact effective.

This product did not work for block foundation
I purchased RadonSeal Plus Concrete Sealer and I followed the instructions. The product didn't work. It did nothing for seeping water with my block foundation. Apparently based on the reviews it works for some but customer service was rude when I reached out. I wouldn't recommend
