Product Overview

RadonSeal Deep Penetrating Concrete Sealer is formulated to permanently seal, strengthen and protect, poured concrete, concrete blocks and cinder blocks. RadonSeal penetrates up to 4 in. into the concrete, to block vapor transmission, water seepage and radon gas. Use RadonSeal Plus on indoor concrete older than 20 years, indoor concrete older than 2 years, or concrete with a history of water seepage. Ideal for basements where humidity and/or water seepage is a concern. Use on concrete slabs, garage floors, foundation walls, parking structures, warehouses and factory floors. Prevents efflorescence, mold growth and pitting and spalling due to freeze-thaw, road salts and chemicals. Safe and easy spray-on application for homeowners or contractors. RadonSeal does not change the surface of the concrete. Treated surfaces remain Suitable for paints, adhesives and overlays. Approximate Coverage - Poured Concrete: 200 sq.ft per gal. RadonSeal can be applied to bare and porous concrete. RadonSeal penetrates deep into concrete, reacts, and expands to fill the capillaries inside concrete. RadonSeal is not a topical sealant or coating system however. It does not seal water penetration due to structural defects, cracks, seams, corner joints, holes, and similar which may require caulking, patching, or other repairs.

The paperwork indicated it should be dry so it can absorb. Possibly use a box fan to dry it out a little? This product has worked great so far for me, I put on several coats, allowing it to dry between coats. Super easy to apply.

RadonSeal should not be applied to a painted surface. Concrete surfaces must be completely bare, clean, and thoroughly dry before application. The leak you are describing is a cove joint leak (water penetrating between the wall and floor). Sealers do not always seal cove joints. You would need to repair the cover joint using a joint filler like our ElastiPoxy Joint & Crack Filler Kit.

RadonSeal is for cement based substrates only...poured concrete, concrete blocks, etc.. You should be using LastiSeal Brick and Masonry Sealer for your clay bricks (also available from Home Depot)

If applied properly it can be painted over after it's fully cured. However, any spots where it was over applied (will appear as a white patch on the wall) will not bind with paints unless physically remedied beforehand (sanding, grinding, etc).

Hello Bunny, Unfortunately, LastiSeal cannot fill gaps between block that do not have a mortared joint. LastiSeal seals the pores and capillaries in masonry units. it does not span gaps or act as a joint filler.

I monitored my radon levels with an electric radon detector for over a month and it stayed right around 11 for long term and 7 day readings. After following the application steps better than most probably can (I had a very clean floor to begin with) for my entire unfinished basement floor (applying 2 "wet on wet" coats) and filling all cracks after the application, my levels remain at 11. This did absolutely nothing to help with radon levels. I took a risk on buying two buckets so I could do the recommended 2 coats everywhere and it was a bust. Also, it's been 3 weeks since applying the two coats with no change whatsoever in radon levels for the entire 3 weeks.

Its quite surprising that after repairing all your cracks and sealing your foundation and slab with RadonSeal, you saw no change to your radon levels. Where else could the radon be entering your basement? Sump pit? Floor drains? I would be interested in talking about your situation in more detail. This product did not work for block foundation

I purchased RadonSeal Plus Concrete Sealer and I followed the instructions. The product didn't work. It did nothing for seeping water with my block foundation. Apparently based on the reviews it works for some but customer service was rude when I reached out. I wouldn't recommend
