About This Product

RadonSeal Deep Penetrating Concrete Sealer is formulated to permanently seal, strengthen and protect, poured concrete, concrete blocks and cinder blocks. RadonSeal penetrates up to 4 in. into the concrete and reacts to form a mineral, greatly reducing vapor transmission, water seepage and radon gas. Use RadonSeal Standard on indoor concrete less than 20 years old and outdoor concrete less than 2 years old. Ideal for basements where humidity and/or water seepage is a concern. Use on concrete slabs, garage floors, foundation walls, parking structures, warehouses and factory floors. Prevents concrete pitting and spalling due to freeze-thaw, road salts and chemicals. Safe and easy spray-on application for homeowners or contractors. RadonSeal does not alter the surface of the concrete, it remains suitable for paints, adhesives and overlays. Approx. coverage per 5 Gal. pail: Poured Concrete - 1000 sq. ft., Concrete Blocks - 500 sq. ft., Cinder Blocks - 400 sq. ft.

Highlights

  • Penetrates Concrete (up to 4") - Internally seals the matrix of concrete, blocking the micro-pores and capillaries to prevent capillary water seepage, water vapor, efflorescence, and radon gas directly through concrete. Ideal for use on basement floors, interior basement walls, foundation walls, slab-on-grade, indoor and outdoor poured concrete slabs and walls.
  • Hardens & Strengthens Concrete - Helps to protect and reduce Concrete Dusting, Crazing, Damage Caused by Salts, De-Icing Chemicals, and Freeze Thaw. Breathable, does not trap moisture.
  • ECO-Friendly & Easy to Apply Formula - ZERO VOCs, No fumes or Noxious Odors, No Solvents, Non-Toxic, Non-Flammable. Water-based.
  • Permanent & Paintable - No Reapplication Needed; the seal becomes integral to the concrete itself. Resistant to Hydrostatic Water Pressure. Penetrating sealer that does not form a surface film; no peeling or fading.
  • Treated surfaces are suitable for paints, adhesives, overlays, flooring, tiles, stains, and epoxy, and other concrete coatings. A MUST before installing flooring to protect against water damage.
  • Commercial-Grade backed by a Money-Back Guarantee - Trusted Concrete Sealer Since 1997

Can this be used on concrete walls in a basement that is mostly used for storage? Can it be applied with a paint brush or roller?

    Answer This Question

We appreciate your questions and your interest! Q: Can this be used on concrete walls in a basement that is mostly used for storage? A: Yes, absolutely. RadonSeal is widely used both commercially and residentially on indoor and outdoor concrete surfaces, including walls and floors. Applications include basements, crawl spaces, slab-on-grade foundations, garage floors, patios, pool decks, storage areas, warehouses, parking lots, sidewalks, cart paths, retaining walls, and similar areas. Q: Can it be applied with a paint brush or roller? A: RadonSeal is a penetrating sealer, and we highly recommend applying it with a standard handheld, low-pressure plastic pump sprayer for best results. If you’re interested in discussing your project further, please feel free to reach out to us directly, and one of our experts will be happy to assist with any questions you may have. I have slate tiles on my basement floor and I want to seal them from moisture coming from below. Is the slate porous enough for this to product to have any effect?
      ByJun 22, 2025
      1 Answer |
      Answer This Question

Thank you for your question and interest! RadonSeal Penetrating Concrete Sealer is designed for use on bare and porous surfaces such as concrete, concrete blocks, cinder blocks, bare limestone, and bare stucco. However, it is not suitable for slate tiles, as slate is naturally dense and has low porosity, making it resistant to both water absorption and penetrating sealers. The most effective way to prevent moisture intrusion is to first seal the concrete floor with RadonSeal. Once sealed, you can then install tiles, paints, epoxies, coatings, or similar materials over the treated concrete surface. KInd Regards, ----------------- Patrick Product Expert RadonSeal

Thank you for your question, and we appreciate your interest! RadonSeal Penetrating Concrete Sealer is commonly used prior to, and in conjunction with, the application of bituminous foundation coatings and dimpled membrane systems, which are often required to meet building code standards. RadonSeal is a penetrating, breathable sealer. As penetrating sealers are not classified as surface coatings, they are not intended to function as a standalone waterproofing barrier for below-grade foundation walls. On their own, they do not seal cracks, joints, seams, or other structural openings through which water may easily infiltrate. After applying RadonSeal to the concrete, you can safely proceed with virtually any additional surface treatment, as it will not inhibit the bond of coatings, paints, epoxy, adhesives, self-leveling compounds, and similar materials. The more steps you take to block water intrusion, the drier and more protected your home will be. Kind Regards, ----------------- Customer Support RadonSeal

Why is rinsing of the floor required after application? What happens if you don’t?
          ByMar 3, 2025
          1 Answer |
          Answer This Question

Rinsing the floor after application of RadonSeal is precautionary. It helps to move over-applied sealer into the pores, preventing it from drying on the surface. This is especially important on tight, or smooth troweled floors, or when too much sealer is applied. Sealer that dries on the surface may interfere with adhesives, paints, or flooring. If the floor is properly prepped and the sealer is absorbed, then this step is not needed. I hope that helps. As always, if you want to talk about your project in detail, give us a call.

Can I use this on concrete thats 65 years old?
            ByFeb 9, 2025
            1 Answer |
            Answer This Question

Thank you for your interest in our product! To answer your question directly, yes, RadonSeal Standard can be applied to both new and old concrete. For context, RadonSeal comes in two versions: Standard and Plus, both of which are suitable for new or old concrete. However, we recommend using RadonSeal Plus, the higher-concentrated version, for poured concrete older than 20 years and for concrete blocks, as they typically contain less Portland cement. For poured concrete under 20 years old, RadonSeal Standard is the preferred option. Regards, ------------ Customer Support RadonSeal

I am installing a luxury vinyl floor that has a rubber membrane on the flooring for cushion and water protection in my basement. I was thinking of applying this sealer for extra protection. Can vinyl flooring be installed over this product.

              Answer This Question

Deep sealing your slab with RadonSeal before installing floor is a smart decision to protect the flooring from water damage and prevent development of mold or efflorescence beneath the floor.

I applied RadonSeal to new concrete driveway in 2019. Concrete surface is beginning to pit/spall. Can I or should I reapply RadonSeal or should I use a different product to reduce/prevent continued pitting?

                Answer This Question

Considering it has been previously sealed with RadonSeal, we would recommend using our LastiSeal Brick & Concrete Sealer.

Completely solved my driveway dusting problem!
This is an excellent product! I had severe dusting on my new concrete driveway. My tires used to get covered in white dust from driving on it. My shoes would be dusty after walking on it - tracking dust in my home. After applying RadonSeal, all dusting ceased! No more white power on my tires or shoes. Note: It didn't change the concrete color after application. I highly recommend! BTW- customer service responded to my application question on a Sunday! Great service!

My radon tests were off the charts. I installed 2 radon mitigation units and was able to get it down to around 10.0 turns out radon was getting in not just from under the floor but through the walls. After applying radon seal to the walls my levels have dropped to 2.5 and still dropping. I was hesitant about recommending but after a prolonged period I cannot argue with the results. This product worked for me no question.

This RadonSeal did very well helping bring down our radon levels in the basement. After 2 coats on the walls and floor, we went from 6.0 pCi/L to 2.5 pCi/L.

Floor looks good after applying, there is no dust anymore, and also radon levels are down compared to previous values(this is for 2 weeks time period), will continue to watch, planning to use the same product for driveway soon.

Maybe I don't know what I'm looking at but I'm not sure this stuff sealed anything. I put 2 coats on my driveway. Applying it was easy (I used a sprayer) and really no clean up after. I parked my car on the drive a few days after sealing the driveway and after I had been driving around with my air conditioner on. The condensation from the air conditioner that dripped onto the drive looked like it just soaked into the cement (no beading) and left what looked like a big salt stain after it had dried. It rained the following day and there was no visible water beading, the drive just looked like wet unsealed cement. I sealed my drive a few years back with another product and when the drive got wet there was an obvious visual confirmation that the concrete was sealed and things were not seeping into it.
