DRYLOK Latex Base Masonry Waterproofer is a low-odor waterproofing paint formulated to protect any interior, exterior, above- or below-grade masonry surface. Latex Drylok can withstand 10 lbs. of hydrostatic pressure. Conforms to ASTM D-7088 resistance to hydrostatic pressure and ASTM D-6904 resistance to wind driven rain. Tintable to 9-colors. Ready mixed formula dries to the touch in 2 hours.

The product was professionally applied in our basement just over 4 years ago. Bubbling, discoloration and staining began about a year in. Current state of things in the attached picture.

Iggy - Thanks for reaching out and posting the photo, let's address this issue for you. The discoloration appears to be water staining. A high quality stain blocking primer should be applied over the stains and then a finish coat of DRYLOK on top. DRYLOK Waterproofer will not block existing water stains from passing through, only stain blocking primers will do that. We would also be interested in how much DRYLOK was applied to the surface. How many gallons and how many square feet were covered? Two coats must be applied at a rate of 100 square feet per gallon. Reviewing the photo, I see areas that might have insufficient product applied - again, I'm basing this on your photo. If the incorrect amount of product was applied, moisture can still pass through. You also mentioned "bubbling" - Please scratch those areas - If you see a white powdery substance, that's efflorescence. What surface prep did your professional do prior to applying DRYLOK? If they didn't properly remove the efflorescence prior to application, the efflorescence will prevent the paint from adhering. It's also possible if you have excessive efflorescence that I can push off the coating.
At this point I suggest scraping all failed areas, clean any bare block areas with DRYLOK Etch, rinse thoroughly, allow a few days to dry and apply a coat of DRYLOK to the bare areas. Spot treat the stains with a stain blocking primer and apply a full coat over the entire surface.     This product did not work at all for me in my basement. Water continued to seep through the walls after two coats of Drylok. This picture was taken two months after the paint was applied. Definitely a waste of money.

        I have been painting for years so I’m pretty sure...
        I have been painting for years so I’m pretty sure it is not I applied the paint wrong; however, I double the layer that required and it still has leak. I let it dry for few weeks and apply more layers. It is still leaking!!!! This paint doesn’t work

        Kyle - Applying two coats is important, but if you didn't apply two coats at the required spread rate it will not stop the water as designed. DRYLOK® Waterproofers are applied at 100 square feet per gallon, about 4 times heavier than traditional wall paints. You will need 8x the amount of waterproofer than traditional wall paint. If the DRYLOK® is not applied at the required rate, it will allow water to pass through the coating due to insufficient product. Surface preparation, cleaning (DRYLOK® Etch) and patching any wide fissures or cracks in a wall need to be plugged with a hydraulic cement such as DRYLOK® Fast Plug prior to applying the two coats of waterproofer at 100 sq. ft per gallon.
