2 coats of this with a thick roller does a good job coating torch -down rolled roofing. It covered 50 sq. ft/ gallon as recommended. The roof was 30 degrees cooler after coating.

Very satisfied customer that had great results.
This was easy to apply. Did get a few days of rain after it had fully dried and no water in the basement after applying 2 coats of this to the back porch.

Hi Kali, and thank you for you review. Just to let you know that the product should be applied at a rate of 50 sq.ft. per gallon, this way you will get the desire thickness. Also the blue will turn white as soon as it is completely dried. The blue color is to help the customer see where he has applied the product when still wet or during the application.

Excellent roof sealant. Would recommend.
This sealant worked well for an older flat mobilehome roof. It is pretty thick, so it filled in the lower spots a bit. I did use a waterproof sealer/filler first. It held to the recent storms here in SoCal.

Rating 4 stars because I haven't seen how it does over time yet. Has a 12 year warranty. Spread on easily with a big nap roller. Took very little time. Rolled the roof on two consecutive days. (requires 2 coats, one day apart) Stuff has a consistency somewhere between pancake batter and peanut butter. Just pour some on then spread it with a roller. A remarkably affordable way to recoat your roof. Kind of wish it came in a color other than white -- don't know if it can be tinted? Anyway, here in Phoenix it should really help to keep my patio cooler in the summer, as well as dry.

Hi David , happy that you liked the product. It is of white color so that it can reflect the UV rays from the sun and that way it maintains your house cooler. You cannot tint it, but you can paint on top.

Hi JDPC, sorry to hear that you were not satisfied with the White-Seal Plus. These are the application requirements: Wait 24 hours between coats. Apply only when temperature is above 50°F (10°C). Do not apply if temperature is expected to drop below 50°F (10°C) before the coating has completely dried. Two full coats are generally needed for proper sealing. Always apply coats in different directions. Never thin or dilute from full strength. You are more than welcomed to call our technical support team at 786-495-5944.

Quickly got mildew/mold on roof
Very disappointed - I used this on a metal roof. At first it looked nice, but after 1 year mildew mold started to grown in sections, and dirt stuck to the roof. My neighbors exact same metal roof was never painted, and it still looks fresh. While mine looks dirty because I painted it with this.

Hi Fiona, I am very sorry to hear that you are less than satisfied with our products because of mold on the roof. I have no idea of what could have happened, but here are a few hints that can help you in the future. When you live in a climate that’s prone to high humidity you’ll probably have to deal with mold and algae on your roof at some point. Algae, mold, and moss grow well on rooftops because there’s often some standing water on the roof.
Add the high humidity and sunlight to that standing water and you have the ideal growth conditions for mold and algae. The tiny spores that grow into algae, mold, and moss are blown onto the roof from nearby trees or carried by the wind through the air from plants and bushes on the ground up to your rooftop. Also having a lot of trees on top of roof does not help. Feel free to contact our technical support team at 407-495-5944

worked well for us.
Only a month old but seems ok, the people who put it on for us liked the fact that it already had fiber in it. Do not know if it will affect temperature, it is currently cold.

It covered about 40 square feet per gallon. I put it on as reasonably thick as It would roll on with a 1" roller. Used a scooper to pour it on the roof from the 5 gallon bucket, then slosh it around in all the normal gaps and places, I bought an empty 5 gallon bucket and put half in, to be easier to carry 2 half full 5 gallon buckets up on the roof. I have one of those long extension poles for the roller. I hope it lasts at least half what it is rated. It should reflect the sunlight to lower my electric here in FL.

I applied it on a clean surface at the correct temperature and it pealed in certain areas on the first rainfall. I'm not sure how the warranty works but for sure no one is going to clean and reapply so that is an issue which I hoped I would not have to go through.

Like stated on the instructions you will need 2 coats....
Like stated on the instructions you will need 2 coats. After applying the second coat I still have about 2 gallons left out of the six gallons I purchased. On the second coat I applied a roller full to an area of the width of the roller and about six feet long and still have the rest left. It looks great and I hope it will last for at least the 12 years.
