I was generally pleased with it’s ability to repel water. But, the 511 Impregnator Sealant is a better product. It’s not water-based, and it costs more, but it does a better job repelling water. The company product rep told me the opposite. I have half of my slate sealed, with one, and half the other, so I will watch it over time to see how it holds up, as it needs to be resealed frequently to protect the fragile nature of slate.

Bought a new home we have granite counters and tile grouted floors. Got a recommendation to use 511 water base H20-+ sealer. I applied the sealer per instruction. When finished I was pleased with the results. No complaints now, only time will tell. PS. Have spilled thing that could have left a stain. Wiped up the spill no stain left behind!
