Fast drying, low smell
The product is really easy to work with and has a smooth finish. The only problem I had was that the water based stain got pulled up with this sealer and made it look bad. This was more of a learning curve issue than a knock on the product. The first time I tried, it was really bad. I had to resand and restain, but after allowing for a much longer cure time for the stain (twice as long as recommended), I was able to reapply the polyurethane with good results.

    Didn't work for me.
    I tried this for the first time 6 weeks ago. I surface sanded the floor first with 150 grit paper on a Rigid random orbit sander. I put down 3 coats. It shows scratches all over. I've used Glitsa Infinity in the past with great results. Maybe I'm expecting better results than I should but Im going to sand this and use the Glitsa. Glitsa is a little more expensive but well worth it over this Parks product IMO.

You also want to ensure that you are applying enough Rust-Oleum Parks Pro Finisher Water-Based Polyurethane for Floors for your square footage. Each gallon has a recommended coverage of 600-700 square feet with a single coat. Thinner coats can reduce the durability and protection.

      Amazing results!
      I applied 4 coats of satin finish to a newly installed, hand sanded, stained then sealed solid white oak floor following the instructions (with one minor exception) on the container and I couldn't be happier with the results! I've used this product before and I have been very pleased with its long term wear. The only thing I did differently from the instructions was to use a doodlebug manual scrubber with a brown pad to gently scuff the preceding coat surface prior to application of additional coats. No fumes, fast drying, easy to apply. I love it!

      Will update review over time!!
      Easy to apply, not so much on the recoat. It says to wait no more than 6 hours to recoat. After that you must scuff and clean before any further coats. In the reviews here the company has commented that no more than 2 coats should be applied in the same day. No where on the can says that. But I read it here so I applied the 2 coats, lightly sanded, scuffed cleaned and applied 2 more. So far it looks great! It’s also supposed to cure by day 7, but I’ll give it 10 before I move furniture in.

        I wish this worked like it did in the past.
        I used this poly twice in the past 4 years to seal my green painted kitchen floor. Unfortunately this time it went down much whiter than in the past and dried with a white milky film all over the entire floor. It was awful. I had to go buy more floor paint and do yet another coat over the messed up poly. I don’t know if something has changed, but it’s not good. Thankfully Home Depot was wonderful and gave me my money back so I didn’t have to fight with the company for it.

        This is not what we expect to hear, Emily! To ensure the best finish with Rust-Oleum Parks Pro Finisher Water-Based Polyurethane for Floors, it is essential that it is applied with a Pro Finisher Universal Applicator, Lambswool applicator pad, polyester brush, or a weighted T-bar. Make sure to apply thin coats in the direction of the grain. The previous finish also needs to be sanded to ensure full adhesion.           Used on birch plywood shelving with good results
          Its made for flooring, but I used this on birch plywood shelving. I wanted a natural (light as possible) look that wouldn't make it look yellowed or ambered like so many urethanes. Its more like a sanding sealer in my opinion. I used 2 light coats using one of the synthetic sheepskin flooring aplicators and sanded between coats. Final coat was still pretty rough so I fine sanded again, then wiped it down with Endust (has a little lemon oil) and the shelves look great and should be protected and easy to wipe clean. It also looks very close to raw birch plywood color and only darkened maybe 10%

          I use it on barnwood furniture.
          Very easy to use and helps seal barn-wood furniture that I build. Work fast with it or you will lose track of where you started. Dries quickly and after proper curing time dries to a hard satiny finish. I brush it on with good quality bristle brush.

            Not for dog homes
            My floors are destroyed even after the recommended 3 coats. We have 3 dogs and this did not hold up to there nails. The dining chairs also scratched up the floor with pads on them. Very upset I will need to redo these floors again.

Keep in mind that no more than 2 coats should be applied in the same day. If more is applied, this can cause drying issues and significantly extend the dry time.               This product worked excellent for us!
              Recently bought a home with parquet flooring some of the bedrooms. Used this product, the sealer, & followed the directions exactly. The end result is a rock hard satin finish that is super durable. No harmful fumes and the product dried very quickly!

                Huge waste of money and time.
                My hardwood floors are more durable than this garbage. Put 3 layers down with 48 hours of dry time between each layer. First drop of water turned the spot white. Floors look horrible after a week. Complained to customer service with pics and got no response.

                Let's talk about this! If waiting longer between coats of Rust-Oleum Parks Pro Finisher Water-Based Polyurethane for Floors, we do recommend sanding between coats. Please also keep in mind, it will take 7 days for the coating to be mostly cured. If exposed to water prior to fully curing, it can cause hazing.                   Absolute Garbage
                  Husband and I used 3 coats of this, and within DAYS the floor looked like this. Yes, we have a dog, but she's doesn't just sit and scratch the floor. Super excited to resand 500 square feet just to try to get the floor to not be solid white with scratches.

                    Left a blue haze
                    I applied the finish as the directions called for. The coats seemed to dry fast which was convenient for recoating. Unfortunately with every coat, the dried finish had a blue haze that got worse and worse. I ended up sanding the whole floor back down to bare wood and starting over. Never had this issue with the bedroom floor that i did with a different brand. Maybe i did something wrong but it definitely didnt give me satisfactory results

                          Ruined my project
                          Five years ago when I moved into my home, I applied 3-4 coats of Rust-Oleum Parks Pro Finisher Crystal Clear Satin Water-Based Polyurethane to my newly sanded floors. I absolutely loved the finish (satin) and how the entire floor came out. The product was not as durable as I had hoped and recently, I decided to refresh the look of the floors to cover some of the surface scratches, but didn't want to re-sand the entire floor again. The first container left the floor looking exactly the same as when I did it 5 years ago. The second half of the floor, where I applied product from a new container (identical product - satin finish), dried to a semi-gloss sheen. Not the what the label read. So now my floor has two finishes using the same exact product (different containers). The finish on this product varies from container to container regardless of the labeling. My project is ruin and now I will have to sand the entire floor to get rid of the semi-gloss sheen and start from scratch. I will definitely NOT be using this product again.

To ensure the proper sheen, Rust-Oleum Parks Pro Finisher Water-Based Polyurethane for Floors needs to be stirred thoroughly before each use and often during your application. This prevents the flatting agents from settling at the bottom of the can.

                            I did a bit of research before getting this product, and it didn't disappoint. I have a natural oak floor that I wanted to just put a clear poly on top of because I liked the color as it was. Obviously, there was a slight color change with the poly on top, but there was no yellowing at all. Also, I couldn't believe how fast this dried- I was able to put 4 complete coats on a 200 sq foot area between 9am-3pm. It looks awesome, and I would totally use this product again in the future. I used the water wiz synthetic applicator (also from Home Depot) instead of lambskin.

                              Waste of money, worthless product.
                              DO NOT RECOMMEND SPEND THE EXTRA AND GET A GOOD PRODUCT After installing new floors in my daughters room and spending all the time and energy to apply this product 4 times, very disappointed. Once it was down I waited the 7 days for it to cure. When I finally went in to put the finishing touches on the room I found even with socks it was scratching. It continues to scratch all over even after waiting almost 3 weeks for it to “cure”. First steps my dog takes on it, scratches right through...garbage. Looks good I guess as long as you don’t plan to walk on it or use the floor. The other product we used on the rest of the floors has stood up excellent. I bought this because it was on the shelf and convenient. It actually is going to cost me more time and money to refinish with a better product.

I found that when you own a store, people who follow reviewers sometimes lead some people away for their own reason: and that is just wrong. I rented a hard floor scrubber and went over the wood plank flooring and it cleaned it up really good, so good that it would be foolish not to polyurethane it while it was so clean. I did not sand at all, not before, not between coats. It does have a slight odor, dries very fast, and if you don't have good lighting and take less than a minute break - you won't find where you left off. I put 4 coats on the stairs and wood plank flooring in the store, over a previously 13 year coat of a water based Polyurethane (probably Parks) that was worn off. I was happy with that length of time. I was not looking for perfection, just protection - we will see how it holds up again~

                                    I have a really beat up floor that I am re-finishing. After sanding and cleaning, I have applied 3 coats of this Polyurethane (after sealing with the Pro-Sealer). I find you need to work very quickly. This Poly dries fast like it says. Oder is fairly minimal as compared to oil based Polys. After laying down my 3 coats, the finish is a little rough (like little bits of sand). For my final coat, I will sand down the floor with a fine grit, before applying the final coat. I am hoping that this leaves a nice smooth finish. I am using a semi-gloss finish, so the floor isn't too slippery (it's a kitchen). The photo I have attached is immediately after applying the 3rd coat, so it's still a little wet, and shinier than it will be once it dries. Overall, an easy product to work with. I poured the finisher on the floor, spread around with a brush, then smoothed with a lamb's wool applicator. Tools clean up with water. But I can't emphasize the need to work quickly. I think that the slightly sand paper finish I have is due to me overworking it creating bubbles as it was drying. The time from pouring on the floor until stopping smoothing with the applicator was about 5 minutes per section. (You need to work in small sections as this will dry too fast to do too much at once). I am confidant that once I sand it smooth before applying the last coat, I will be able to put a liberal finish down that will dry nice and smooth. Since my floor was in such tough shape to start with (2 layers of sub floor and linoleum had to be removed) peppered with nail and staple holes, I'm not overly concerned about a smooth as glass finish. I just don't want it to be rough like sandpaper.

                                    Have attempted to use 3 different times after everyone I know who builds cornhole boards loves it/lives by it/always recommends it. All three times it has been complete crap. Big chunks of it coming out and just totally worthless. Have wasted over $120.00 on this crap and will never recommend it in my life

                                        I purchased this to refinish my floors in my home and was happy with the low odor and finish when the project was completed, since I was pregnant during the renovation and normal oil based polyurethane is very strong. We were on a time constraint expecting and I would not be able to go home for a week or two. With this finish we were able to come home within a few days. 3 months later I am seeing white spots appear all over my floor and not sure what to do at this point. Now after the floor is in use I am not happy with how the product is actually holding up. I would not recommend this product as it doesn't seem sustainable and looks like eventually we will need to re-do the floor again. This product is not cheap. They only sell it in these small containers so I spent $150 on this vs $100 for the 5 gallon of oil based.

                                          Great product! We wanted to find a poly that doesn't yellow over time, and we also wanted to use a water-base product. This was used on our tongue and groove heart pine that came from trees that we had cut down, which we put on our cathedral ceilings. We wanted something that would allow the wood to look natural while at the same time protecting it. So far, we are extremely pleased with the results! Clean up is a breeze as well. I'd recommend it to anybody! I don't know how it would hold up on floors with heavy traffic because that is not how we used it.
