When we purchased this house, one room upstairs had some dark brown hardwood flooring which was a mess.
Being that we are still unsure of exactly how the final flooring will look like in that area of the house (other priorities), we decided to sand the old floor down to the bare wood, and buy a gallon of Varathane brand Diamond Clear Satin Water-Based Floor Finish...
Our intent was to refinish the room, and have a nice floor that was bright, with a nice finish, all at the lowest possible cost.
We did a four hour Floor Sander rental from Home Depot, and went at it.
Because the room was only 10' x 10', we brushed this product on by hand, putting on three coats.
Considering the conditon and color of the floor before hand, it now looks GREAT. The varathane has darkened the wood a bit, but it is still very light.. almost exactly what we were hoping for.
The job we did may not be PRO, but it sure is close, and you could not tell just by looking at it.
We are very pleased with this product, how it went on,, and the finished look it gave to our old floor. Only time will tell how well it will wear and perform.
Considering that we had a 100 sq ft floor space to cover, and we did that three times, we still have about 1/4 of a gallon in the container available to use on other future projects.

I have used this product with great results on kitchen cabinets and furniture I have built. It is wonderful to use, dries fast and looks great, plus there are no fumes! I use a foam brush or HVLP sprayer to apply.
Note: I always seal wood (if not oil based stained) with Zinsser wax free shellac.
