We purchased this toilet seat it was easy to install the only problem is the seat squeaks when it closes. Why ? how can it be fixed ?

sounds like the seat is over tightened to bowl. release the seat and retighten wnile it is secure

Well this acutually happens if you purchase seat with metal hardware so I believe once a month you want to lubricate the hinges and that will take care of your issue

Good Morning,
Try using a screwdriver blade to force the ring one way or the other to center the ring between the cover and the hinges, providing equal gaps between the ring and cover leafs and the hinges. If this does not resolve, we do have a one year warranty held at the Home Depot and they can replace the seat for you.

How to adjust (center) the seat.

I installed this, but after tightening the bolts (and after the end broke off, I realized that the seat wasn't centered. How can I adjust it without ruining the tightness.

Answer: 
You may have to buy new plastic bolts at Home Depot. They aren't expensive. Or if you can loosen the nuts and recenter the seat and re tighten the nuts after then that would work.

Can this replace a Mayfair lift off seat in wood

I bought the Bemis slow close sta tite elongated seat in plastic intending to use it to replace a Mayfair lift off wood seat with metal hardware in spare bath. I realized that plastic is easier to clean than wood as the paint eventually comes off the wood from washing over many years. The plastic hardware on the new plastic seat wouldn't fit in my metal hardware. Since the lift off hardware can't be taken off the toilet bowl I couldn't use the new seat & so Installed it in master bath replacing old style seat.

If I bought a Bemis wood toilet seat would it come with metal hardware that would fit the existing Mayfair lift off hardware?

Installation of the 821516 was a snap but I can't get the seat to release. The bolt covers on mine do NOT look at all like the ones in the video. The ones I have a rectangular and do not appear to rotate. Any suggestions?1

Great Question! This is an Easy Clean and Change hinge, it’s the new design! When you flip open the hinge it is in the unlock position and when you close the hinge it is in the locked position, please watch the installation video: https://youtu.be/RcJXL2p6dsY I hope this helps!

Rated 5.0 out of 5.0 by Best Toilet Seat I've Found Yet I just remodeled my bathroom, and purchased 2 new toilets. As most of you know, it doesn't matter how much you spend on a toilet, they are all packaged with the cheapest, lowest quality toilet seat they can possibly find. Most all aftermarket toilet seats will slide around on the top of the bowl, regardless of how tight you try to make the plastic bolts. This seat has a patented system that centers the bolt at both the top and the bottom of the oversized porcelain holes that all toilets have. Once you tighten the bolts, THE SEAT WILL NOT SLIDE AROUND. As the name say's, it has a nice closure system built into the hinges that prevent both the seat and lid from slamming down on the bowl. While these seats are a bit pricey, they are worth every cent. There are some things in life you want to go smoothly. Going to the john is one of them. This seat assures a pleasant experience in that regard. June 16, 2016
