The BEHR Premium Elastomeric Masonry, Stucco and Brick Paint is an exterior, flexible high-build coating designed to expand and contract, bridging hairline cracks on vertical masonry surfaces. The finish has a limited lifetime guarantee. This extremely durable, mildew and dirt resistant waterproofing finish has superior elasticity and elongation properties, stretching up to 600% to resist cracking and withstands up to 98 mph wind-driven rain. The 100% acrylic latex formula provides a breathable film, releasing moisture that builds in walls. Ideal for us on properly prepared exterior vertical surfaces such as stucco, masonry, concrete, concrete block or brick as well as adjacent wood and metal surfaces.

Can this paint be modified to a color without compromising the quality?

We are looking to repaint the stucco on our new home (pink isn't for us). If we choose this paint, can we modify the white to make a specific shade of brown? And if so, is there a specific line of paint that is compatable?

Rated 5 out of 5 by from Best Elastomeric Coat for Parapets on Flat Roofs!! I love this product. I have a foam roof, and the roofing company I was with at the time, used a much more expensive elastomeric paint coat far inferior to the Behr to paint the foamed parapets, and foamed structures on my roof including around my skylights. With their product they had to come out each year and repaint. After my roof went out of warranty, I tried the Behr and repainted all my parapets and even my stucco. So glad I did! It's been 3 years, and no repaints needed. This stuffs lasts and sticks. I even painted my canales with it, and no problems. It does not peel, crack or fade. Rated 5 out of 5 by from Great for stucco After having the cracks in the stucco repaired on our house I debated whether to seal the stucco or paint it. I decided to paint. Then after more lengthy research I decided to use an elastomeric paint. I found the Behr product at Home Depot online and went with it. Love the paint! Because the paint is only sold in 1 gallon cans I bought 50 cans and the paint color in all the cans was the same, no variation. [This review was collected as part of a promotion.]

Had stucco put on my house over siding with bumpouts around windows & doors and You use the elastomeric white to high light the face of the bump outs . It expands and contracs with the stucco.

Rated 1 out of 5 by from I bought a gallon of this paint to test in September- I needed 6 gallons for my project but wante... I bought a gallon of this paint to test in September- I needed 6 gallons for my project but wanted to test an area, let it cure for a week and then see how it cures and looks. My structure I was painting is our concrete block barn. I wanted a paint that had breathability and could allow for some expansion and contraction when the weather dictated. I power washed the surface twice twice before painting (two months before and one month before starting to paint to ensure for block drying time), scraped and sanded all the previous masonry paint off (much of it was chipping and peeling anyway) and that took about 2 months to complete so I didn't want to mess up the finished result by using the wrong product. I saw all the great reviews on here and was recommended the paint by the HD associate. I waited for optimal weather conditions (dry, little humidity, 60 degree temps) and rolled this paint on a 9 square ft section and the waited a week before checking it. After a week, it still seemed gummy and when I ran my fingernails over it, it felt gummy and left indentations. It didn't dry properly. I waited one more week and it was still not cured completely. I contacted HD and Behr and was told it could take up to a month to cure entirely. Judging by how little it had cued by 2 weeks, I decided not to risk ruining 2 months of prep work and went with SW Duration exterior instead. This was almost 4 moths ago and it has held up very well. Waste of 30 dollars for me.

Rated 5 out of 5 by from Outstanding paint This paint is more like a coat of rubbery plastic than simply paint. I used it to paint one of our chimneys that had been previously painted. Once I saw how it set up, I decided to use it on some chimneys that had porous bricks and crumbling mortar. After mortaring in the places where large amounts had crumbled, I used this paint to seal the brick and mortar from moisture, while physically holding in the crumbling mortar. It sure beats re-pointing the whole chimney, which I would have had to do in a couple of years. Check with me 20 years from now, and I'll let you know how it held up.

Rated 5 out of 5 by from Better than regular house paint The spread rate was better than the specifications prescribed in spite of the fact that I applied the paint quite liberally. With the two prescribed coats the fireplace/chimney looks really great even at an age of 62 years.

Rated 1 out of 5 by from Waited two weeks and it did not cure entirely I tried this product on a small section of our concrete block barn. I was influenced by all of the great reviews and wanted a paint that was breathable and flexible. I scraped the previously painted surface of the block and cleaned with a TSP. I did not use a primer because of the vast surface area I was painting- it would have made a laborious project almost unbearable. I was told by a Behr associate and a HD employee that primer was not needed for this product. I waited 2 weeks for full cure after applying two coats on a 4 x 4 surface to test. It remained tacky and I could dig my nails into it and peel it off. I ended up using Sherwin Williams Loxon acrylic conditioner to minimize chalkiness and Duration exterior over it. I am very pleased thus far and it cured completely within a day.
