What type of prep work is required; pressure wash, acid wash, what if I have some kind of black dicoloration that may be mold, I don't know?

I have in the past pressure washed and acid washed my front walkway and I can't get rid of the discoloration. Will your product cover it or will it chip off after 2 months. Also, my back patio was either stained or painted many years ago by the original owner. I pressure wash it about once a month but it looks old and needs to be redone, can I just go over it since its not chipping or coming off?

Surface must be clean, dry and free of dirt, grease, mildew, organic growth, and other contaminants to ensure proper bonding and adhesion. Smooth and/or glossy surfaces should be sanded or roughed up to aid in adhesion. For best results use a pressure washer to remove embedded dirt and grime. For grease and oil spots use tri-sodium phosphate (TSP) according to manufacturer’s directions to remove stains. Read More
Surface must be clean, dry and free of dirt, grease, mildew, organic growth, and other contaminants to ensure proper bonding and adhesion. Smooth and/or glossy surfaces should be sanded or roughed up to aid in adhesion. For best results use a pressure washer to remove embedded dirt and grime. For grease and oil spots use tri-sodium phosphate (TSP) according to manufacturer’s directions to remove stains. For mildew and other organic growth use a diluted solution of household bleach (3 parts water to 1 part bleach) applied to the surface before cleaning.
Restore will adhere to a previously painted surface if properly prepared. All peeling or flaking must be removed by stripping or sanding. Remove any algae, mold or embedded dirt. Glossy surfaces must be sanded. Surfaces that have been previously coated with a stain or water sealer that continue to bead water will require pressure washing or stripping to ensure good adhesion. Rated 4.0 out of 5.0 by Finished product looks great, but..... We bought 3 boxes (6 gallons) to resurface a cement floor, but it ended up takings 9 gallons to complete the project. As noted in other reviews, the product is sludge-like but was relatively easy to apply although time consuming. We were very pleased with the end result until a 10" circle crumbled off. We prepped the floor as recommended so we're not sure why this happened. Fortunately we do have enough to fix it. I wonder if it is better suited on wood? Overall, pleased. Oh, definitely wear disposable shoes or cover your shoes with plastic because it does splatter a lot. October 15, 2013
