Our third go around with Radonseal and it has been tremendous for both our applications.
Our first experience, we had to address an above average radon level for a rental property and contacted a mitigation and indoor air quality company. We received a proposal which included a $950 radon mitigation system, installing a gas tight sump cover, concrete to be sealed (using Radonseal), and repairing two large cracks in the floor. We did not want a coating on the basement floor but the company assured us that it would not leave a coating. They explained that sealing the concrete is beneficial and they have been using Radonseal for years in basements to help reduce radon levels and improve the air quality. Well, it worked amazingly! The surface looked exactly the same, the way the they said it would. What surprised us the most was how dry the basement felt!! A bonus for the property and our renters.
It worked so well that we used it in our home (split ranch). A new boiler was installed incorrectly in our home and we had a puffback in the house. Long story short, we had to rip out the carpeting on the lower level slab and noticed that the padding underneath was moist in several areas, not to mention the rank smell. After reading about potentially having to use acid to etch the concrete, we called Radonseal. They were knowledgeable and thorough with asking us questions about the concrete, the conditions, moisture and going over the application with us. They definitely told us to spot test in two areas first to make sure the sealer would absorb. We did and it was absorbing because the concrete looked the same after it dried. There appeared to be some old adhesive strips on the floor and for the life of me I couldn't remove. There weren't many and they told us it wouldn't be a huge problem if you went over it. Results.....DRY AGAIN!
Now I am using it for a dusty garage floor and efflorescence. The concrete has always been in terrible shape and my wife and I are sick of the kids tracking dust into the house.
I have zero doubt about this companies products and i have learned there is more to this than just applying any old sealer. You need to be applying the right sealer for the right purpose. Great company + great products
