A: Dear NHRabc, this particular hinge does NOT look like it can hold the door open. It is possible, however, to prop the door open with something heavy such as a LARGE FIRE EXTINGUISHER when use on a kitchen door.

A: These hinges specifically are not made from weather resistant materials. The spring mechanisms containing lots of smaller, intricate parts that will rust and seize up in higher humidity and wet climates. Attaching a file for an item that would better suit your needs.

A: There shouldn't be any oil in the hinge, maybe some greese has has gotten warm and caused some seepage! That's all I know!!
