I purchased this replacement specifically to get rid of a mortise lockset that "jammed up" all the time, which means the striker bolt would pivot as it was retracted during knob rotation and jam up against the inside surface of the lockset.
Well, just two days after installation, this new one is doing the same exact thing!!
Cheap mortise locksets are just that. Spend the extra money and eliminate the hassles.

This lock is poorly made.
I don't expect an amazing lock for $8 but I do expect that it will at least work correctly. This lock, if you twist the doorknob 90 degrees the latch recedes all the way into the housing and gets stuck on the edge. To get it to come back out you have to wiggle the doorknob back and forth. It is a clone of a far better lock made by Ilco which sells for $11 and is well worth the premium.

The lock works well but can't get spare keys.
Although the lock works well, a key broke off part of the end that turns the inner lock. A replacement can not be found. A new lock may have to be installed to prevent being locked out of the house if the only key left also breaks.

Seems a little flimsy, but works.
The First Watch mortise lock seems a little flimsy compared to others I've installed, but it does work as advertised, and was inexpensive. I'm satisfied, but I will likely look for a more solid lock next time.
