Every home needs one of these
I love this valve, it gives me a lot of peace of mind. I've had it for a few months now and haven't had any major issue with it. When you put it in away mode it detects any water flow and immediately shuts off the water which is great for when you're not home. You need to put it in sleep mode when you have intentional abnormal water use (e.g., watering plants). All and all, I think this is an amazing product and every home needs one of these.

    Flo By Moen Do not buy!
    The impeller has 2 very small magnets attached. They should have been encapsulated in plastic to protect them. They were not and rusted and became unusable. I called service thinking I would just replace the impeller. I was told they do not sell parts. I would have to replace the whole unit. Another $699! The $10 impeller will end up costing over $700 to fix. Be advised and warned. DO NOT BUY THIS UNIT!

We recommend removing the Smart Water Shutoff to clear any foreign objects affecting the readings from the internal flow sensor and installing an iron filter to prevent the issue from occurring in the future. Installing a filter will also keep this sediment out of the water you use for consumption and hygiene.       Great product, poor durability
      I bought a Flo device for a seasonal house a few years ago, and for a while it was great! It was pretty easy to install (if you know what you're doing with regards to plumbing); loved the feature set; and the app is pretty good. I recommended it to friends. But after 2.5 years, it stopped registering any water flow. I contacted Moen customer support and they suggested I clean out the inside of the unit, which didn't resolve the issue. This seems to be a common issue; the magnets on the turbine wear away, and then it stops reading water usage. Moen only has a 1 year warranty on this device, and even worse they don't sell replacement parts. So they advised me to buy a brand new unit - even though I just need a new turbine. This really soured me on what is a great product. The device is seemingly not designed to last, and Moen doesn't stand behind their product (unlike their faucets which have a lifetime warranty), so I would not recommend you buy one of these.

        So far so good
        Had to buy an auto shut off for our water as insurance would only cover 1/10 of the home value otherwise. We had it installed and other than a couple nuisance alerts about unusual usage, it's worked well so far. It's interesting to see water usage and pressure but it's probably not worth it unless you need it for insurance.

        FAILED after 13 Months
        Like many others have said my unit stopped registering water flow because the magnets rusted. I have cleaned this unit 3 times. As the magnets rust away the unit will report less and less flow. You should not have to install an iron filter - the magnets on the impeller need to be encased in plastic to prevent the magnets from rusting. For what you pay for this unit and no parts availability I WILL NOT BE REPLACING this unit. I will most likely be purchasing a Phyn unit that has no moving parts and a 2 year warranty.

          Poor Customer Support
          I’ve invested in this valve, and the battery backup- a $625 investment. In under two years the valve has failed and all Moen’s customer service can do for me is sell me a new valve. They don’t sell parts, or repair the units. I’ve been a huge advocate for this product, recommending it to many after winter storm Uri. I can no longer recommend this product with a service model like this. Its expensive to start with, and unless you pay for their monthly FloProtect insurance program, your only option is to buy another one. I expect more out of a product at this price point

            How much iron is too much?
            So Moen, I have read through many of the reviews here and most angry buyers report issues that you reply with your canned response that includes "We highly recommend installing an iron filter to prevent the issue from occurring in the future." Before we spend ~ $1,000 after price and installation then later find out that we need to install an iron filter that we will likely need to replace/clean as a frequent pain-in-the-axx, can you tell us: What water tests can be performed to check iron content of supply water? What level of iron content is acceptable for your system to work? What iron filter is recommended? I look forward to your response.

To test your water for iron content, please check with your plumber or local municipality. We recommend installing a 150 Micron sediment water filter. If you are on a well system, filtration is generally recommended as you will find that the aerators on the faucet get clogged since the water is naturally higher in iron content.               Good concept, bad product
              If I could give zero star for the product, I would. I had 3 units installed within 14 months (one original purchase and two warranty replacements), they lasted between 2 weeks and 11 months. I paid more money for installations than the product.

                Works until it doesn't
                I have had this installed in 2 homes now and right around the 2 year mark, they start to malfunction. The unit does a leak check every night around 2 years, the valve doesn't reopen all the way. 2 houses, same problem, customer service said buy another.

                  problem after problem
                  Multiple problems then it died. Moen says Az. to hot for them. Warranty over. Offered discount on other items only. Good idea not good product. Not happy.

                    Product Fails after 1 year, bad design
                    As others wrote, after about a year or so, the impeller magnets will fail! The impeller two little magnets pick up some dirt and corrosion. Moen will not sell the impeller! They want you to spend $890 for a new unit and a filter. No more Moen!

                      Magnet failure
                      After 18 months, meter reading 50% flow & misidentifiying items. Upon investigation, one of the two magnets on the turbine has minor corrosion. No easy way to remove magnet to clean and Moen does not sell replacement turbine. Due to differences in water quality across the country encasing the magnets (not exposed to water) might be an easy fix. They should also sell a replacement turbine as it is easy to remove and replace. I would not purchase a Moen Flo until magnet corrosion issue is corrected. I have iron filter upstream of flow meter.

                        planned obsolescence!
                        i have two units installed in two locations; one has hard water, the other soft. in both units, the magnets in the impeller rust after 18 months and the unit stops registering water flow. i have tried to clean the magnets to no avail. Moen customer service will not send me just the impeller. they want me to install a filter before the units but this happened in a home with hard water and another with soft water. without the ability to buy the replacement part, i have had to buy another unit (the third one) and the extended warranty to give me some peace of mind.

                          I like the product but it has adesign flaw. The magnets in the impeller that measure the flow corrode. Moen do not offer replacements parts and direct you to buy a new unit

                            Just saved me a very big headache!
                            My dog hit the switch for our bidet while we were at work and the Flo shut off the water and alerted both me and my wife. Relatively minor cleanup but would have been 100X worse without Flo. Couldn't be more happy with this technology.

                              Failed After a Little Over Two Years
                              Just know that if this unit fails after a year, Moen will offer no support for repairs or service. They will not even so much as sell you an impeller; you will be directed to purchase a new unit.

                                Saved the Day
                                I got this when it was on sale as a precaution. I've got an old house with 70-80 year old plumbing and I was waiting on something to burst.Eventually I decided to repipe the house, and as part of that the inspector wanted the drain system under test. We blocked off the sewer and filled 'er up out of the guest bath tub.I'm sitting in my office when my phone starts exploding. Leak detected in the master bath.I run to the back and it turns out our master shower is lower than the guest bath tub. Water was spilling over the edge of the shower.The Flo leak sensor picked it up and had the water to the house shut-off within seconds. The water damage was completely confined to half the bathroom.If I hadn't had the Flo system, we never would've noticed the flooding. It was in an unoccupied part of the house with no one around. The way that area is laid out, the flood would have destroyed the master bedroom, the living room, and the air conditioner. The Flo saved me from tens of thousands in damages for a grand total of about $800 including the valve and all sensors.Buy it. It's worth the price.

                                  Flo by Moen: In less than a year I am on the third Flo Valve, Second UP, and a flow sensor replaced. Moen has no explanation, does send replacements but say after a year of original purchase they no longer will support replacements.

                                    We have two of these units purchased from Home Depot. The first was purchased in August 2019 and has recently failed due to corrosion of turbine magnets for short 2-year lifespan. The product support has been poor even with FloProtect package purchased.

                                        My Flo work great until I had a problem after my warranty period of a year expired. My Flow sensor went out. Everything else works fine but I have no water flow reading. So now I have zero protection against measuring water leaks. I called customer service and ran all the checks for the device. It was determined that the flow sensor stopped responding. I asked to have the unit repaired at my expense but I was told that THERE ARE NO SERVICEABLE PARTS TO REPLACE. I have to buy a new unit at my expense. I would not buy the 900-001 unit again.

                                          No serviceable parts

                                            I paid $150 for a plumber to install the Flo after Moen told me otherwise. I had to replace the Flo with another Flo because it was defective, only to end up with a second defective Flo. And, it would stay connected to my internet. I had it removed and had to pay a plumber another $250 to put the pipes to where was prior to the installation of the Moan. Moen only paid me $150 for all the plumber work that had to be done because of their defective devices! I continue to tell people to stay far away from Moen - I highly recommend anyone who reads this to do the same.

                                              I can't saw enough about this product. PEACE OF MIND ! I had a leak in the basement pipes last month and enough was enough now NO WORRY as Flo will shut it down. The app is fantastic tells you everything you need to know and more. How much water you used via the faucet, toilet, appliance etc. This is one of the best purchases ever. I had a plumber install at a decent charge. You cannot go wrong with this .

                                                  I got more than I asked for! Within a few days I realized my water usage, temperature and pressure. I was able to upgrade/be proactive on my water consumption. The app showed what/where my heavy water usage was; Sink, toilet, washer, outside faucet, etc. Example: Each flush of my toilet was using 3-4 gallons, so I replaced my toilet and now use .8 gallons per flush. Highly Recommended!!!
