Flat Bitumen Roof
I own a small 5 unit apartment in Seattle that was built in 1905. I don’t know why anyone would build anything with a flat roof in Seattle with all the rain we get, but here we are. In any event, the roof has been through a lot. I’ve gotten quotes to redo it ranging anywhere from $25K to $40K. The strange part is that 85% of the roof is fine. The part of the roof where the water drains out has been the most problematic. After the last heavy rainfall, one of the tenants told me that there was a slow leak in his closet. I went to Home Depot to speak with their roofing specialist who told me about this product. It took two people two full days to clean the roof and apply this product. Cleaning was 90% of the work. The product was easy to apply and, after it dried, it looked wonderful. I needed ten 4.5 gallon buckets to cover the entire roof so it wasn’t cheap but cheaper than the quotes I received from the roofing contractors. I’m super optimistic that this will seal up the cracks in roof and also reflect the sun and lower the temperatures in the upper units during the summertime. So thanks to Henry for putting out such a great product!

    Seals roof properly and looks great
    First, please prepare yourself and your roof properly. I have a flat asphalt roof that is 14x30. My roof required about 9 gallons to cover. Make sure roof is dry and blow it off with a blower or use a broom to remove all loose substances. Wear good gloves to keep product off your hands. Next, put everything on the roof you need before you start. Use a 3 inch mixing tool attached to a cordless drill to mix the product. Mix it for at least two minutes. Use a 9x3/4 inch non shedding roller along with a 5 foot extension pole. Mix the product every 5 minutes or so. The seams and patches in you roof are most likely the source of your leak. Pour the product directly on the seams. Work it into the seams first and then work it side to side covering a 3 to 4 foot area. You will know you have the correct thickness when the roller rolls instead of skidding on the roof. Go over the area 3 or 4 times looking for pinholes adding product as needed. As you work backwards work 1/2 of the depth of the area you just did previously overlapping to ensure good coverage. When done use mineral spirits to clean up your tools and your skin. Let the product dry overnight. If you put the product on liberally you will not need another coat; however, I would recommend getting a 3 inch paint brush and cut in the area where you sloped roof meets the flat roof. Also, look at the seams one more time looking for pinholes or poor coverage areas and touch up with the brush. You want no gaps or pinholes. You will notice the next day that your roof is much cooler to walk on and looks nice. Dew from the night before will be laying on the cool surface much longer than before when the roof was black. It truly is a great way to get decades more out of a failing flat roof.

      Easy application and durable
      After 3 repairs by contractors failed to stop heavy leaks at a ponding corner of our flat roof, I decided to give it a shot myself. After almost a week of cleaning and prep, the final step applying 2 gallons of 887 coating took only 25 minutes. I am very pleased with the results and these Henry products, and the best part, no leaks. Proper prep and cleaning are super important. On my building, poor design placed the side wall drains 1/2" above the lowest portion of the roof, yet the other side of the building has proper basin drains. After cleaning debris, dirt, and trash left behind by the last contractor, I found 5 leak areas. The biggest issue was the prior repair material dammed the drains to 2" and had cracked just below the drains routing water directly into the building. Another issue was the roof was obviously not cleaned before any of the repairs so the contractors probably could not see what they were doing. The initial black patch adhered poorly letting water seep at the boundaries, the subsequent elastomeric coating was uselessly placed over only the middle of the black patch (the contractor probably didn't see the boundaries of the black patch nor the cracks at the drain), and the third patch was applied only to the flashing with no attempt to address the boundaries or cracks. Other than a few small problem areas from ponding, the cap sheet overall was in good condition. Anyway, after cutting the dam back to 1/2", cutting patch material from the cracks, removing loose patching, and a good TSP scrubbing, I used Henry 884/885 repair (several thinner coats over several days) to seal all cracks and coat the drain channels. I also reinforce all patch boundaries, cap sheet seams, and the lowest ponding areas. After a final TSP bath, I easily applied Henry 887 coating with a brush and 3/4" roller. My goals was to cover 2' beyond the maximum ponding area, plus a few worn spots. I didn't initially care about the product's solar reflectivity as much as I did its durability and resistance to ponding water. But wow, as soon as I started brushing the product on the back wall and the first two feet of roof, the sun's heat hits you, and that's on a SoCal mid-December day. The roof is still in good shape, but we are now seriously considering coating the entire roof.

        This product works excellent. It is a 5 star roof sealant provided you FOLLOW THE DIRECTIONS. Its very important to follow the directions step by step. Most importantly, the prep work that is required. Just like painting a car, the prep work is the most important part of the job. We sealed a 5,000 sq ft tar and gravel roof and it sealed 100% of the entire roof. We've used this product a few times before, but never for a roof this size. If you're trying to seal a metal roof like on a mobile home, you will need to remove as much of the surface rust as possible by sanding or using a scuff pad and then pressure washing the entire roof. The most important part was using a high powered pressure washer to clean the roof completely before applying. If you're trying to apply this to a dirty roof, you are most likely wasting your time and money. Simply washing off the roof with a water hose is not good enough. We used a large push broom to break up the most dirty areas and a high powered high psi pressure washer and cleaned the roof 100%. That part alone took 2 men all day long to do just that. Then we waited 3 full days for the roof to be 100% dry before applying. Once the roof was dry, we got to work Saturday morning at 7am. There were 4 guys on the roof applying the product. The bucket states it covers "approximately 320 sq ft" and that is kind of correct. Approximately, not exactly 320 sq ft. We layed on the product a little thicker as the roof here is older with a fair amount of cracks in the old tar. We got about 225 sq ft per bucket applying it a little thicker. If you apply the product like you're painting a house, in other words extra thin trying to save a little extra money, it will not work. If you think you need 10 buckets to do your roof, buy 2 extra just in case. Its better to be safe than sorry and apply a little extra now instead of trying to redo half the roof later. We will be doing our next building shortly which is about 2500 sq ft and will happily use this product once again. This new white roof will help with the heat in the summer. 2 weeks after install, we inspected the roof and its completely sealed with no leaks at all in the recent heavy rains we just had. We have no complaints at all.

I thought maybe is just needed to be sturred. So as i sturred I discovered a much of white chunks at the bottom... So disappointed that I couldn't finish my project.             Mask off your RV, use recommend cleaner, let roof dry completely, paint around all fittings, vent, a/c unit, before washing and painting remove all extra vent cover and a/c cover. Roll roof 1/2” nap roller, let dry 6-12 hours then give a second coat, let cure 48 hours. I did mine indoors. Problem doing outside is wind and dust, you want to keep it clean. Looks like a new roof.

The roof now look seamless and from what I can tell there will not be one drop of water getting through. This should extend the life of the roof at least 5 years . . It survive a torrential Down poor and it's easy to use. Just make sure to apply it and not keep re rolling it.. It will pull up spots that are not in good shape if you continue to reroll it

            My father coated the roof of his 2006 travel trailer several years ago with a different product. I’m in the process of fixing up the trailer to sell and while washing the roof off the old product was peeling up in random areas under garden hose pressure. I did some research online and decided to give Henry Tropi-Cool a try. I cleaned off the loose product as best I could with a coarse brush and SpicNSpan detergent followed up by Dawn soap and water and allowed trailer to dry for a few days in the Arizona July sun. Using a 1/2” nap roller and a throwaway brush I went to work. Fortunately I was able to work on the trailer inside an air-conditioned building which definitely made a huge difference not having to deal with the outside elements and hot temperatures. The product is very thick and has a distinct chemical odor. I ended up applying 3 coats over a 24 hour period. The roof and seams turned out great and looks better than new. Hopefully the roof will last a long time and give the new owner years of worry free roof maintenance. I ended up using around 1.5 gallons on a 18’ travel trailer.

              We have a 300 Sq ft flat roof extension off our house. Applied Henry's Tropicool white 887 a week ago and just did a 2nd coat last weekend. Spent quite a bit of time scrubbing & hosing off the roof beforehand to get the roof clean. Much of what I read in the reviews I found to be true. Once dried, the roof is COOL to the touch. Weird! We are in Southern California, and on a 80 degree day, no exaggeration - the roof felt like it was 65 degrees or less. It rolled on well (a bit messy), dried fast and sealed the roof very well. We had rain coincidentally the day after I applied it - and the water rolled/bounced right off. Truly Amazing stuff. Last weekend I went to do a 2nd coat and there was a grasshopper sitting all relaxed on the cool roof (took a picture) he was totally chilling on the cool surface. Without the coating, it probably would have been about 85- 90 degrees up there. It was VERY bright up there, I wore shades like someone recommended - to do the 2nd coat- you really have to. A few years ago, I spent $100 on a reflective white paint. Totally not the same quality. The true test will be in the summer, we can get 110 degree heat in August where we are and that room gets very warm. It is DEFINITELY very WATER PROOF. And logically, because the roof was so cool when I touched it, and super bright up there, I know it will reflect the sun/ heat. Will be interesting to see how it is in a few months when summer comes.... This stuff costs around $239 at Home Depot - worth every penny. Just do it right the first time... PS was able to coat the roof twice and then some with a 5-pound bucket...

                  I used this product to recondition and seal the roof on my 40ft RV. I did the work in late September 2018. The application was easy. It established a rubber-like smooth protective finish across the entire roof. I was able to cover the roof and had enough product to do another coat around the edges. This summer 2019 I plan to put another full second coat. Very impressed. Highly recommend.

                    This is a great, leak stopper product that cures with humidity and remains flexible after drying. It reflects most sunlight lowering the roof temperature to close to ambient air temperature during the summer which lowered the temperature inside my warehouses to ambient outside air temperature. I found the best way to apply was with a 1.25 to 1.5 inch thick roller dipping straight into a half full bucket. I used a profile roller for the ridges on PBR metal roofing. Covers all screws well which is where most leaks start on metal roofing. Works well on composite roll roofing. It is well worth the extra cost over elastomeric coating, which only lasts a few years. Unlike elastomeric coating, it is not water soluble, remains flexible and resists water ponding. Keep in mind, it does not clean up with water. Throw away the rollers at the end of the day. Paint thinner sort of works for clean-up. While it does not cure rust, it seals preventing additional oxygen from causing further rust. To get best results on rusty metal, apply a good rust cure product followed by Rust-Oleum before coating with Tropi-Cool.

I verified this in a 3 day’s period after it rained: water remained for 3 days ocer the coating and did not dissipate within hours as before. . Had to do fast spreading as it tends to dry fast on tray and in container once opened, but is manageable without much excersion. Reflects tropical solar heat and light excellently. This is a recent ( Almost 2 months ago) first time purchase but compared to other sylicone based products I have used I can see it is a superior product that will not turn to powder nor dilute in water with time.

                      I had 2 roofs to fix. My shed roof and my aluminum porch roof. Both were leaking. We prepared by cleaning the shed roof with a hose and brush because I was afraid to pressure clean it since it was so bad. the shed roof is an asphalt type flat roof. we di pressure clean the aluminum roof. Waited 2 days so that they could dry out well. Fortunately it did not rain Then we used the Henry Seam and repair first to seal up all leaks and patch all seams. I'm so glad we did this first. we waited one day after this and then we applied the Tropi Cool with a roller. Neither was very hard to do and both roofs look great. We have had major rains in Florida since we did this and not a problem on either roof. I'm in my 50's and a women and it could not have been easier. please follow instructions and clean the roof as instructed.

                        This is a great product. It's pretty much just like paint and goes on beautifully with an 18" roller and long pole. It took me all afternoon, but I believe this is going to save me from having to re-roof the garage this winter. I did use more than normal, due to the condition of the roof. It's about 250 sq. ft., but I used nearly 6 gallons, even though Henry's estimates one gal will cover 70 sq. ft, applying it extra thick in areas where the roof surface shows the dry-lake-bed like cracking. Last winter I only had leaking in one area, along the outside edge along a seam, where water pools when in rains. So, I first sealed that crack with Henry's 100% Silicone Tropical sealant, reinforced with Henry's repair fabric, then went over the entire roof with the roof coating.

                          So far, so good. Trying to use a torch for a torch-down roof was tricky, and imperfect. This stuff simply rolled on without difficulty. Use at least a one inch thick roller and the broomstick pole so you can walk and roll. I definitely recommend the 3-inch paint mixer drill bit. It would have been difficult to mix with a stick.

                          I went with the top end product - there's lots of cheaper choices, but I had a small low pitch roof, hot sealed roll roofing done years ago - about 350 square feet. I required a LARGE pail (nominally 5 gallons) plus this small pail of about a gallon. Say 6 gallons overall. It goes on slow, lots of rolling over the same area, took about 4 hours plus at least several hours prep washing with TSP & a power washer set low pressure, leaf blower to finish. Then several days to dry properly. Used the leaf blower again just before rolling the material on. I does take working over the area - best done early in the day before the roof heats up (our daytime highs are 100+ this time of year. It goes on like a VERY, VERY thick paint, increasingly sticky as it sets fairly quickly. Just poured the material on the area I was working, then rolled it out adding more if necessary. Its slow work. The material does "melt" a bit after rolling, spreading out in a smooth layer. Does dry fairly quickly. I would give it a five but it's a lot of work & if you have a large area, get a helper. NOT a good idea on a steep pitch roof. That would be difficult allpication - slippery as snot once the roof is coated. Probably not best on an area that gets much traffic. Just finished the job so I can't speak of durability, but it seems tough enough, & reasonably "elastic".
